- Once we meet, you will be provided with a list of documents to compile for a West Valley City review.
- You will need a consultation with a knowledgeable lender who is familiar with Grant Programs. On my Julie Neerings-Lifting Hearts~Building Dreams Team , I have lenders who have the experience and knowledge required to work with the city in a diligent manner.
- After the approval of your application and pre-approval from the lender, we will begin your journey in finding your home by previewing a list of homes available in West Valley.
- Once you have narrowed down the home that you want to purchase I will write up the contract for you and handle the negotiation process.
After we have an accepted offer, I will walk you through the process for inspections, appraisals and the attentiveness required to meet all deadlines to secure your earnest money.
Lastly, I will arrange the settlement meeting with a Utah title company, be there when you sign papers and proudly hand over the keys to your new home, once funding and recording take place.
You will be the hand to be held and I will be the voice and heart to oversee your best interests.
**Please note that once all funds are used up further notification from West Valley City will need to be obtained. There is no guarantee as to availability of grant money. This program is based off a first come first serve basis. Also the "General Information Sheet" is only a guideline that goes with the packet. DOWN PAYMENT ASSISTANCE PROGRAM
General Information Sheet
In order to qualify for the Down Payment Assistance program, applicants must:
- Be at least 18 years of age.
- Be able to qualify for a mortgage loan on your own credit.
- Be a first-time homebuyer in accordance with Code of Federal Regulations (CFR) Title
- An individual who has had no ownership in a principal residence during the 3-year period ending on the date of purchase (closing date) of the property.
- Any individual that has only owner with a former spouse while married.
- An individual who has only owned a principal residence not permanently affixed to a permanent foundation, or a property that was not in compliance with state, local, or model building codes and cannot be brought into compliance for less than the cost of constructing a permanent structure.
- Purchase a home within West Valley City limits for a price not to exceed $180,000.
- Not be committed (bid, offer, purchase agreement or earnest money) on any property until loan approval and class certificate is received by West Valley City.
- Verify that household annual gross income falls within the Department of Housing and Urban Development’s low and moderate income guidelines. The following table represents the current income guidelines:

Julie, we've had some of these similar first time homebuyer programs pop up recently in our surburban cities. More programs to help people get into homes.

I did have to laugh....the difference in our locals...I just looked a the same type of program here in Atlanta, but it's structured differently. However, the minimum income level for 1 person is $71,000!!!! To get this program, you have to keep the property for 10 years!
Oh well, a good tool to have in the tool box!

One of my clients, a single mom, utilized this program last year and had I not known about this program, she wouldn't have been able to purchase.
