Gary Keller (Keller Williams Realty International) is quoted, "Saying from a national position that this is either a good time or a bad time to buy real estate is like saying the national weather forecast for the United States today is 92 degrees.  It is an irrelevant and useless perspective."

What's the market like in your home town?  Is it     Or is it      ??

The media will tell you that prices are down in 15 states.  Why don't they tell you that prices are STABLE or INCREASING in 35 states??

With a furrowed brow the newscaster will stare into the camera and tell you "Owners face massive losses as values plunge by more than 4% in just 10 months."

Looking at the market from a Positive perspective:  Property values SOAR 300% over the last 9 years!

Our daughter and son-in-law just SOLD their Nashville home over the weekend - for TOP DOLLAR !!  They were able to buy almost TWICE the square footage, and by taking advantage of today's REMARKABLE 5.49% interest rate on a fixed rate mortgage, their house payment did not go up by much !!  They are so proud of themselves for seizing the day, realizing that NOW is a phenomenal time to be both a Seller and a Buyer.

Here in Louisville where we sell homes, prices are stable.  If you're considering a move to the Louisville, Kentucky area, consider this:

The average sales price in our local area as of December 2006 was $173,104.

The average sales price in our local area as of December 2007 was $173,723.

The average days on the market went from 82 days to 87 days from 2006 to 2007.

In light of the bad news the media is being paid to report, I'm here to tell you that in Bluegrass Country, our world looks a lot different.  And I remain very optimistic that Louisville, Kentucky is going to enjoy a great '08!
