The Three Flavors of Real Estate Investors
There are three flavors of Real Estate Investors. Each flavor has a different personality.
The Long Termer will be most interested in buying well. They may be less interested in buying as low as possible. This investor has confidence that the property will increase in value. Of greatest interest is value and, perhaps, location. This investor will also most likely be concerned with purchasing a property that has a great potential for equity build-up. This can be done by paying attention to a property's cost per square foot. This investor is less interested in short term pricing. The Buy / Rent & Sell Investor will want to buy a property that will have an idea on the renting potential of a property. This investor will want a home with three or four bedrooms and at least two bathrooms. The most important aspect is cash flow potential. Typically, this investor will want a home with less square footage and low maintenance. Typically this investor will look to potentially sell within a couple years. The Flipper will want to buy low and sell high. This investor will want to find a property that can be purchased at an affordable price but, with effort, can be improved for immediate equity potential. What flavor are you?
