
2007 Carmel Valley Condo Median Condo Price
Now that it's February 2008 we've had a chance to get all of the numbers for 2007 Carmel Valley Condo median condo prices. Let's look at how the Carmel Valley Condo Market did for 2007. The median condo price for 2007 was $515,000 for Carmel Valley. In 2006 the median condo price was $535,000 and in 2005 it was $552,500. That means prices fell 3.74% from 2006 and 6.79% from 2005 median condo prices. The big jump in Carmel Valley median condo prices was from 2001-2003 a gain of $107,250 over 2 years and from 2003-2004 a gain of $112,250 in 1 year. 2005 was the peek in Carmel Valley median condo prices at $552,500.
The market is now taking some of these gains back. The question is will the prices fall lower in 2008 in Carmel Valley. They will probably come down some but hopefully not too much. The Heights in Carmel Valley are auctioning off there inventory of new condos. There are 32 of them set to be auctioned off on February 9, 2008. 2 bedroom condos have a starting bid in the low $200,000's and 3 bedrooms have a starting bid in the high $200,000's. This is a great opportunity for an investor or someone looking to buy a condo in Carmel Valley possibly way under priced. If you're interested call us right away.
There were 281 condos sold in Carmel Valley for 2007 compared to 243 in 2006 and 388 in 2005.
