I just read a post by my friend Scott Daniels about the seller who asked him to stand in his front yard and wave a "for sale" sign to attract buyers. Well, what's funny is that I just saw a guy standing on a street corner waving a "condo for sale" sign. Is this some new technology for selling real estate? Is this the big secret?
A few years ago I saw a for-sale-by-owner who had erected an 8 foot tall "for sale" sign in his yard. I wondered where he got that idea. I guess he thought a bigger sign would attract better buyers.
Here's the truth folks...there are only 5 factors that determine whether your home sells or not.
Location: It is what it is, but everyone knows that the home with a great location sells faster and for a higher price.
Condition: Put the home in tip top shape because the competition already has. Don't ignore this one.
Marketing: This is what you hire the Realtor to do. Choose a good one with a proven track record and then let them do their job. They are the expert.
Price: I believe that price is about 90% of getting the home sold today. In my Bradenton, Florida market about 97% of homes on the market are NOT selling. You must be the obvious best value.
Financing: The availability of financing will determine how many buyers are in the market. When financing is tough sellers who offer financing incentives like mortgage rate buy-downs for the buyer will win the sale.
No, I won't stand in the yard and wave a sign. However, I will employ a proven strategy to sell your home and will give you expert advice on how, together, we can achieve success.

Dang...and I had just ordered my sign and planned my day! You nailed it..do those things and it will sell, eventually!
LOL. We see that around here from time to time as well. The other day one of my customers called me to tell me about an agent who set up a lemonade stand with large signs to attract people to her open house.
For the majority your right but sometimes it takes what I call Gorilla Marketing to get the word out. I have been known to hire flier throwers and strategically place them near new home development models with maps to an open house. This strategy is very effective when there are wait times for the new homes.

I guess it doesn't hurt to try, but one of the builders here uses people that appear to be homeless to hold directional signs for various communities. Every buyer I know gets turned off by this technique. By the way, it's too early in the morning for me to be commenting I guess. I read Robert's comment above as "fire throwers" twice before I got it right.
I have a listing that I am ready to do that with.....I have had it on the market for over a year...Yikes
Dan- You will never catch me stooping to these types of marketing ploys that appear desperate. As you and I both know, desperate people attract more desperate results. Not only that, it would look quite cheesy in our market, first the HOA gestapo don't even let you put signs or balloons up! I could just imagine what they would do with a site like that!

Dan, you know those "human directionals" are every place in Bradenton & Sarasota. In California, they call them "sign twirlers" cause they .....well.....twirl the signs. My favorite is the poor person in the cow costume down on the Trail. They look so hot I feel sorry for them.
This is good stuff. I like the eight foot sign though. Put my order in already! Ok - just joking. I think I'd prefer to have you stand in my yard.

Dan - What's sad is that so many people try to think of tricks to get traffic in, but if their price and condition are not right, well... "close, but no cigar".
