Can you imagine the stress from the weight of the concrete tile roof? No wonder there was a slight bow in the roof when viewed from the street! This issue has issue noted on new homes as well. Just another reason to make sure to have a quality Home Inspection when purchasing a home (resale or new)
I was sent this by a home inspector I use. I recommend to all my buyers to have a home inspection. If they opt not to have one, I require that a form be signed stating that a home inspection was recommended but that the buyer opted not to obtain one. I also highly suggest to sellers when listing a property that they have a home inspection prior to listing. This sets everyone's minds at ease through the entire transaction. Mary~This is a wonderful post for buyers. It's so very important to get a home inspection and I've seen the small cost of an inspection save my buyers thousands of dollars.
It is amazing what people will do. Was the board blocking something or did they just need some lumber.
Mary - You're so right in encouraging all buyers to have home inspections. They are soooooooo important. Some of my sellers even do them before putting their home on the market so they know of any problems . . .and then they can decide how they want to handle them. Sometimes they go ahead and correct them. Other times they reduce the asking price of the home. Even if an inspector doesn't find all possible problems . . .the ones they do find sure do help significantly.

Mary - I always recommend my buyers to get an inspection. It is also a good way to find out everything about your new home.
Mary, I have never had a buyer not have a home inspection but I have been on the listing side several times when the home was not inspected. I made the buyer agent get something from their client stating that they were not getting an inspection even though I was the listing agent. It just blows me away when people choose not to have their home inspected but in this sue happy age I want to make sure they know they need to have it inspected.
Mary, I completely agree with you. I have a form too that must be signed if they decide to decline a home inspection. It always surprises me when people think that a home inspection is not needed.
Mary...As a buyer's agent I would still suggest that another home inspection be done. Two inspections can often be better than one. It is very possible a different inspector will find different issues.
Agents, listing and selling, are doing right by their clients when they explain the importance of this relatively inexpensive service.
Radon test are becoming more and more prevalent in my area. I urge my clients to have one done.

I tell my clients it is the cheapest insurance you will ever buy. Imagine not spending $350 now and finding out in 6 months that you have a $10,000 bill for something that would have been caught in the inspection. At that point you have no one to blame but yourself and no insurance to cover it.
