When working with a buyer, I strongly encourage them to get a home inspection! I provide several names of individuals or companies that are ASHI certified, and the buyer chooses from there. Most of the companies will also do a termite inspection at the same time for a small additional charge. Home inspection prices are based on the square footage of the home, whether it has a pool, age, etc.
For those buyers who choose to have a home inspection done, I recommend they arrange for the inspector to re-inspect the home after the repairs have been made. On more than one occasion, when the home inspector did a reinspection, it was found that the roof has not been repaired, or the other items of importance were not completed to the satisfaction of the buyer. This isn't necessarily the seller's doing. The seller will not probably be climbing up on the roof to inspect the job. It's the sloppiness of the repair person hired by the seller.
Today our listings total 56,020 and our pending contracts are almost to 5,000. This last number has been going up which is a good sign. Our market is returning to a more normal and healthy place. With the interest rates as low as they are, buyers need to make sure to make our move!

We always recommend an inspection and also recommend a follow-up. Many inspectors no longer want to do the follow-up inspections. We also recommend a home inspection for new construction - while it's being built!
Sharon, sometimes the inspector will come back for a small amount; however, I recommend they ask if they do follow up inspections when they call to book. Thanks for coming by......Same here on the new homes.
You know, Teri, one of the longest inspection reports I ever received for a client was on new construction, and when the follow-up was performed, it turned out that the builder had not corrected about a quarter of the items he had agreed to fix, and three items had been done in an unsafe or unprofessional manner. I agree, always have a reinspect!

Teri--This is such an important step and few people take the time to do it and end up with continuing problems after the closing. Most inspectors will reinspect for a very modest fee. Good reminder!
Marlene, the builders here - for the most part - are very diligent; however, that said....a follow up is always a must. Around here, homes were going up so fast (2003-2005) that having an inspection would be an absolute "must." Thanks for coming by.

Teri - Great consumer awareness for a post. One thing I might add for buyers is that when negotiating repairs as a result of a home inspection, on the larger more serious repairs always have your agent request the repairs be done by a "License Qualified Contractor" or Professional, often times it has been just a qualified 'handyman' and at times this might be all that is needed, however Licensed Roofers know exactly how to walk on our concrete tile roofs, handyman are not licensed to do so and can void the warranty, just as an example. Re-inspects are very important, highly recommended. Fantastic post as always.
