Current Number of Homes Active and Under Contract in the Washington DC area:

Here is the breakdown as of February 18th, 2008

In the Washington DC area, The number of Homes on the market continues to increase and should continue to increase until early July.

The Washington DC Real Estate Market; also is seeing an increase in the number of homes 'Under Contract' or 'Pending'. How this will play into going into spring; it yet to be seen.

Here are the number of homes on the market including the number of homes that were taken Off (EXPIRED) the market last week.

example: Single Family Homes in DC; 39 more on market from last week, but 13 "expired" - in reality 52 new listings came on the market.

Washington DC

Single Family: Actives: 1769 (Up 39 from last week) Expired: 13 Under Contract: 400

Condos: Actives: 1415 (Up 24 from last week) Expired: 9 Under Contract: 353

Arlington County

Single Family: Actives: 459 (Up 3 from last week) Expired: 4 Under Contract: 112

Condos: Actives: 497 (Up 12 from last week) Expired: 6 Under Contract: 119

Prince Georges County

Single Family: Actives: 6451 (Up 118 from last week) Expired: 64 Under Contract: 570

Condos: Actives: 820 (Down 4 from last week) Expired: 7 Under Contract: 93

Montgomery County

Single Family: Actives: 4440 (Up 82 from last week) Expired: 35 Under Contract: 771

Condos: Actives: 1339 (Up 40 from last week) Expired: 4 Under Contract: 302

It is important to see the number of homes taken "Off" the market. While many of these homes will return to the marketplace a week or two; seeing a listing "expire" means that the seller and agent thought or expected the home to be sold by now.
