Congratulations on closing a home. I had my second one of the month today and it felt great to get to the closing table again.
8 months under contract seems unusually long. Any particular reason that you can disclose?
Joanne, Why did the closing take so long?
This home was the residence of an architect. He'd lived in it for more than 30 years. And he had a LOT of stuff. Also, he was moving to Wyoming! Bought half a mountaintop, now going survvalist (or something, lol). Since he still had an active practice, there were two times he could conveniently make the big move: 12-31-07 and 2-28-9-08. The latter time frame meshed with the buyer's own need to postpone closing until AFTER 12-31-07.
Of course, I was really worried whether or not the property would appraise, some eight months later, and -- SURPRISE1 -- it did, at $1,1 million. So everybody was happy, and, despite my fears of extended closing time, it turned into a nice savings account.
