Here is the breakdown as of March 4th, 2008

The Washington DC Real Estate Market; does have a considerably larger inventory this year; comparedto the same time last year. Last week we saw inventories dip slightly. Here are the number of homes on the market including the number of homes that were taken Off (EXPIRED) the market last week.

example: Single Family Homes in Arlington; 3 more on market from last week, but 16 "expired" - in reality 19 new listings came on the market.

Washington DC

Single Family: Actives: 1777 (Down 14 from last week) Expired: 79 Under Contract: 390

Condos: Actives: 1400 (Down 26 from last week) Expired: 38 Under Contract: 354

Arlington County

Single Family: Actives: 469 (Up 3 from last week) Expired: 16 Under Contract: 125

Condos: Actives: 507 (Down 8 from last week) Expired: 10 Under Contract: 122

Prince Georges County

Single Family: Actives: 6465 (Down 44 from last week) Expired: 214 Under Contract: 572

Condos: Actives: 824 (Up 6 from last week) Expired: 32 Under Contract: 97

Montgomery County

Single Family: Actives: 4437 (Down 45 from last week) Expired: 143 Under Contract: 830

Condos: Actives: 1331 (Down 11 from last week) Expired: 43 Under Contract: 301

It is important to see the number of homes taken "Off" the market. While many of these homes will return to the marketplace a week or two; seeing a listing "expire" means that the seller and agent thought or expected the home to be sold by now.
