Buyers Are Getting Ready. Are You?

With Spring around the corner, it's easy to understand why buyers are getting ready. According to an article I read recently on the Lending Tree web site, 60% of Americans make their move to a new home in the summer. That said, we can expect to see an increase in the amount of buyers that get out to view homes.

In preparation for the increase in traffic, are you ready, as a seller? If not, you may want to take on some projects that you can do on your own. If you're currently living in your home, projects such as cleaning closets, garages, the pantry and other coves of collectibles can lend incredible support in getting the buyers to see just how much space your home has to offer.

If your home is vacant - then look into having your home professionally staged.

Excellent job on the Living Room!  I would have organized the furniture different opening it up to the door wall and creating the, "L," facing the other way.  I am not the expert though, of course.  I am curious what made you opt to arrange the furniture that way?  Always looking to learn more about staging!  Thanks!

I've been ready just send them all down here to Fort Myers Florida.

Derek - Thanks!  The reason for not placing it the way you had envisioned is that I would have had more the back of the couch showing more.  The picture is taken from the entry way into the room.  So, I want to keep that more open to further showcase the room.

Staging is sooo important. I wish I had a stager in Orlando that I could work with to help stage at a reasonable price. It seems down here ever stager wants $2k or$3k per month to put lousy funiture in a home. Are you kidding.....  Price it right.  Great idea.  But very expensive.

Thanks, Jerry!  You're right, it is very important.  And... sorry to hear that it's so expensive in your area.  I think we have a few stagers from the Orlando area that you may want to consider looking into.  I don't know how much they charge, on average, but I think it's worth a try.

I use a starger for my vacant properties and it does help then show much better.

Hi Kathy,  Good tips about cleaning out closets, garages and other "coves" in our homes if we are planning to sell.  Those types of jobs take a long time and it's good to get a jump start.  Nice staging work, too!

Love your work,  I agree with Betty, I enjoy looking at your photos, they make me feel relaxed and I guess that the buyers feel that way too.  Good job.

No doubt this how will sell fast. Love the baskets on the shelves, I'm currently working on a house with bookcases and shelves everywhere, it can really deplete your stock fast.

Cindy - This hone had 12 separate shelves.  I was able to pick up the baskets at Ross.  They're in the shape of a canoe and worked perfect for this room.  Shelves do have the ability to use up a lot of your inventory.  But... when done right, they look so polished.

Quick response to Jerry (above)...In my area of SW FLorida, the sole furniture rental store increases THEIR prices 60% during season (Nov-May)...and there is no leeway with this. Keep the bigger picture in mind when you want your listings to SELL FASTER! : )  Regards-Kathleen G

PS-My apologies Kathy N, I wanted to address this with Jerry!  Many people do not understand all the variables that go into the stager's pricing and it is not because the stagers are making a fortune either!  It is a small price to pay for staging, especially when realtors' commissions often produce $20k-$60k in one transaction.  More houses sold equals more commissions....easy math.

Kathleen - No apology needed.  The fact that you've extended an explanation as to pricing helps everyone who reads it.

As for your sole rental store increasing their pricing by 60% during the months you've mentioned; that's outrageous.  I also don't think it's a smart business strategy.  Yes, I understand they're the only ones.  However, YOU have other options (i.e., purchasing).

The home looks excellent (as always with your work). I love the "apples" picture.  I noticed that you have done art pics recently on several of your jobs.  I like that alot and I think it really adds to the feel for the finished product.

Beautiful!!!!  I love the apples both in the dining area and in the kitchen.  Everything looks so inviting and I would be surprised if this property remained on the market for any length of time.  I would want to move right in.

I do look for a good Spring buying season and I have a couple of agents I need to get you in with that are not a part of AR. The home you staged on Allgood is still only 1 of the 2 out of 6 that have sold.
