The following is the February 2008 Home Trends Market Report for the Hauppauge School District.  For the first time ever, this report will show month-by-month comparisons, in addition to year-over-year market trends.  This report provides statistical information about homes sold in the Hauppauge School District including:  location of homes, list price, sold price and days on market.

 

It is important to note that monthly reports provide a relatively small sampling of homes which often times results in extreme fluctuations that may or may not be indicative of the market trend for the Hauppauge School District. 

 

This report is designed to give factual information about sales in the Hauppauge School District.  If you are interested in finding out the market value for your particular home, you should consider having an actual market analysis done.

 

These reports are done by school district rather than town because school districts play a very important role in home prices on Long Island.

MONTH-BY-MONTH / YEAR-OVER-YEAR COMPARISON 

 

MONTH-BY-MONTH MARKET TREND ANALYSIS: 

The inventory trend remained steady, average list price and sold price increased slightly, the ratio of list price to sold price deteriorated slightly, and average days on market showed a large increase.  These trends are based on a very small sampling of market data.  As the year progresses, the actual market trend will become more defined.

 

YEAR-OVER-YEAR MARKET TREND ANALYSIS:

The inventory trend remained relatively flat, average list price and sold price declined, but this is largely due to the fact that luxury homes were sold in 2007 and not in 2008.  The ratio of list price to sold price remained steady, but days on market is showing an large increase.  Again, this trend is from a small sampling, so it remains to be seen if it is actually taking a lot longer to sell a home in 2008 than it did in 2007.

 

CONCLUSION:  The numbers indicate that it is still a buyer's market in the Hauppauge School District.  Homebuyers have a decent inventory of homes to choose from, but not an overwhelming amount.  Homeowners that are motivated to sell their homes should price their home to sell and make sure that it is in "showroom" condition.
