I am really surprised at how clearly the obvious desperation of some sellers is being displayed. As I drove away from the properties that I showed recently, the seller's would call. I had left them a card when I showed up at their door with my clients, and as soon as I started out of their driveway or down the street my phone rang. Not once but at almost every showing.
I understand that the sellers have had their home listed for awhile, and are curious how the buyers felt about the home, but I cannot have that conversation with them. At least, I cannot tell them the details that they so desperately want to hear. They are not my client! My buyer is!
If their agent calls me or contacts me for feedback I certainly tell them the pro's and con's of the showing, if my buyer had any interest and anything else that will not hurt my buyer's negotiating position. There are some homes that are just not going to work for the buyer, so there is no harm in that situation to offer
feedback. It is not appropriate, however, for a Realtor in NJ to contact a seller that is represented by another agency.
So this is what I have said, "I really don't know yet, my client has just begin to look at homes, and I am actually on my way to the next house with them following me. I will certainly call your agent if the buyer is interested in putting in an offer."
Remember, anything that this seller says to me, I can and should tell to my buyer. I am representing my buyer, and I am trying to get them the best deal out there.
At the very least, I think agents should warn their sellers not to do this. This screams, "I AM DESPERATE! I WILL TAKE ANYTHING TO SELL THIS HOUSE!"

Diane, I haven't had any sellers cal me directly for feedback. However I did have a listing agent call me within 10 minutes after I had left her client's property this past weekend. Boy that was fast!
Just a sign of the times. The sellers are desperate. Just tell them that they have a lovely house (unless not true) but you haven't had a chance to talk to your client. probably it is the listing agent who should call you but the seller is not a professional just dssperate)
Looks like your approach is appropriate and very ethical....Sellers who resort to calling the buyer's agent sure are compromising their negotiation position if your client is really interested.
Wow, that's pretty bad. It's almost like playing an open hand of poker and you can read the cards on the table.
Maybe listing agents, if they already have a way to track appointments anyway, should stop requesting that business cards be left at the showings. I know we recently walked into a house that had about 40 cards on the table from agent showings...then I called the agent and asked if they had anything working on this home or if they had any offers that had been rejected. The agent said no. So as a showing agent, I put all that info together--40 showings and no offers--to formulate our offer on the property.
Can't tip your hand before the money's on the table!
Mike, I think the problem is that these are unique properties, fitting the needs of a small amount of the population, but boy, you can hear the desperation in their voice. I feel for them, but their call is not helping them.
Brian, That agent probably got a call from the sellers... "Call him, I think they were interested...."

Ron, You are representing your buyer... any information that will help them is fair. I like your analogy to the poker game, it's so true!
Man, Ron--you beat me to the poker analogy! Some players, ahem, sellers or buyers, show their cards because they don't have much experience at the table. Some agents have "tells" too!
Kent, You are exactly right. The agents could use some training to understand what not to do sometimes, and the agents should also know to tell their sellers to keep quiet~
I've had some of this as well. I tell them that I will give feedback to their agent when I get back to the office.

I've never heard of the clients using the cards to call for their own feedback! Crazy.. but great suggestion. Maybe they didn't realize their agent calls for feedback? Crazy...
Lindsey, I have not had this happen as much as it has recently. Once in awhile before, I would get a call, but NOW... I'm getting them really, really often!
