Buyer's - Does your REALTOR really want to save you $$ ?

Buyer's want great "DEALS". I get that - we all want deals! I worked to get a "Deal" on my new car 2 years ago. That new TV - I watched and waited for the Sale. New clothes - waited for a sale. Why would I ever pay Full price?

When buying a home, your Buyer's Agent is here to help you. (Read: Benefits of a Buyers Agent). Our job is to get you the BEST price possible for the home which best fits your needs. PERIOD. Now some say - WAIT ! YOU (Mr REALTOR) work on commission so the more I, the buyer, pay for a home - the more you make! GOTCHA!!

Well - that may be true - but lets look at it from the REALTORS perspective..... Not only is it my ethical responsibility to get my clients the BEST deals... let's look at from dollars and cents....

Let's assume I don't get you a great price and on that $350,000 condo - you actually over-paid and you paid $370,000. The (Pre Tax) amount the average REALTOR will make on that extra $20,000 is less than $500. OK - not bad... Less Federal taxes, state taxes and self-employment taxes - that would pay for my car insurance and most of gas for a month. Not terrible - but far from a windfall!

HOWEVER... IF this same buyer realizes I saved him $20,000 on the price and sees that I got them a great price - they are much more apt to refer me to their friend who is looking to a buy a home next summer. THIS is the real (monetary) pay-off. (Not to mention I can sleep at night knowing my Karma is smiling!)

A good REALTOR will gladly fight for a Buyer today in hope of winning a client for a life - and a great source of future business. It just makes sense!

Now we all know in life - there are the good - and the bad. There are also those who stay in business by delivering excellent service and high ethical standards to their clients - and those who leave the business to other ventures.
