A Home Properly Staged Will Appeal to Both Sexes!

With the stained concrete floors and the garage door as a window, I instantly recognized that if left vacant, the sellers would be narrowing their buyer-pool. (see picture below) In fact, those were my exact words to the owner. Yes, the condo is very trendy and hip. But again, with those features, it had more of a masculine feel.

As a home stager, I'm going to use the buyers-eye each and every time I stage a home. As we all know, men and women buy homes. My objective with this condo is to stage it properly so that it appeals to both sexes.

Nice Kathy!  You know I love your work.  What kind of property is this?  Is this off of the home down to the "once was a garage room?"  I love the concrete floors.

Perfect title.  If staged right mom will like it, dad will like it, kids will like it, grand ma will like it and maybe even the dog.  Make everyone happy and make the sale.

Looks like a very livable space in the after picture. Many prospective buyers need the visual rather than relying on imagination alone.

I'll buy it!  Great job!  What would it cost to convert that picture?  This is the question clients ask me all the time.  I don't want to tell you how to market but I tell every stager that shows a great comparison like that not one has taken the idea.  People want to see value, I'l tell then that would bring them 5% maybe 10% more but the cost is always a mystery.  Home stagers should not be shy about the fees they charge because its worth the investment.  I'd like to know if the agent received offers before the staging then what happened afterward.

Thanks, Diana.  These are newly constructed homes that are above a retail center.  It's really in a great part of Atlanta.

Gary - you're right!  Your post, by the way, made me giggle.

Norma - As we know, imaginations can sometimes run wild. (smile).  Now that sounds like a great title for a blog.

Brian - Thanks for your kind words.  I honestly don't think that stagers are shy when it comes to discussing their fees.  The reason for any hesitancy on my part in addressing the cost involved with staging is that it truly varies by home.  As you can see in the pictures, this is a small condo.  As a result, the fees were less than the home I did the day before.  If you'd like, send me an email and I can review the cost of this one more specifically with you.

Howdy from Houston!

We have a little saying that we share with our clients: "She buys a home, he buys a house" (Barb Schwarz, Founder/CEO Stagedhomes.com).

It's important to appeal to both genders!  Too often 'the man's viewpoint' is left out of the staging process.  Guys like nice things too, so we try to include something a little bit more than 'the barcalounger" in the corner.   The beautiful staging that is pictured in this blog reminded me of one of my 'equity builders': Paint or stain the garage floor!  Especially when you've got an immaculate home. 

I can't imagine that the garage isn't being sold with the house, so let's dress that up as well (ceiling fans and halogen track lights also help).

Whether it's him or her, that likes to tinker in the garage, this 'staging-step' is always a crowd pleaser.

Cindy - I can over think things as well; so don't be too hard on yourself.  I brought tons to stage with but... given that it's contemporary, the quantity of items used is typically less.

Kathy- Absolutely gorgeous! What a neat space!  I staged a condo today, and the owner said that the last several owners were male, so I avoided anything frilly or too feminine.

Very nice work!  It is now warm and inviting with very nice feminine pops of color.  Great job appealing to both sexes!

Working with architecture firms (back in Atlanta actually!), I first saw the use of commercial stained concrete flooring.  It's a very affordable option and can provide great results.  I agree that with the very "modern" appearance of the condo sans furnishings, it looks a bit cold.  Much warmer now!
