A Rustic New Home Staged in Portland, Oregon SOLD 3 weeks after staging ~ Before & Afters

We recently staged a new construction home with a "country rustic" style on a half-acre lot in Portland Oregon ... our staging team fell in love with this house for several reasons (one is that it has a 4-car garage that would be a stager's dream storage area!)

Agents and Homeowners: Showing an inviting furnished property in the online mls photos is much more likely to encourage a potential buyer to view the home in person. Vacant rooms don't have the ability to capture the buyer's imagination the way that a staged property can. Call a professional stager in your area (you can find them right here on Active Rain) to help your property appeal to your target buyer.

Update: This home was on the market from November 2007, staged in late March, and SOLD 3 weeks later!

Here are a few Before & After photos ...

Maureen, that is great.  It really does help to have a home staged, it makes such a difference!

Beautiful home, beautiful staging!  Great job Maureen!

Beautiful work.  But I am NOT surprized as I've staged with you.  Missing our chats.  Have a good week.  T

Great job!

great home -- so beautiful. and so is your work.  very nice!

Maureen, as usual, your staging completely connected with the personality of this home. Lovely!

Wow, Maureen! "Rustic" here means outdoor plumbing! You did a beautiful job, as always! I really lovi-lovi (my graphic) the dining set! Thanks for sharing!

Maureen ~ Beautiful job!  It looks so open and airy! I like the built-ins - did you wind up removing some of the shelves from there?

What a neat house, I see why you feel in love especially after the staging!

Nice job of showcasing this home with the furniture selections, Maureen. The dining chairs go very well with this style. Did you find a rental company for these? Thanks

Kathy

Beautiful, I want to move in!

Tony & Darcy ~ Thanks for stopping by with your comment....we agree that staging really can make a difference!

Amy ~ Thank you for your feedback.  This was a fun home to stage.

Terrylynn ~ Wish you could have been here!  (Kym apparently doesn't want to stage anymore without you!)  Seriously though, I appreciate your kind remarks.

Karen ~ It's a great house, and even nicer than these photos.  It sits on a half acre and you can hear roosters crowing and all those wonderful "country" sounds nearby, in a very peaceful setting.  Thanks for taking the time to comment.

Kathy A. ~ Why thank you -- I'm happy to hear that the personality of the home came through.  After all, it's about the house, not the "stuff" in it, isn't it.

Kathy P. ~ You have a good eye -- yes, we removed half of the shelves before staging them. Builders sometimes use too many shelves so we usually put about half of them in a nearby closet so it's less distracting to buyers.

Kristi ~ It's a lovely home and looked OK when vacant, but with furnishings it seems much warmer.  Thanks for commenting.

Kathy R. ~ I was lucky enough to find this dining set at a furniture rental company, and felt that it fit in well.  Thanks for your feedback.

Elaine ~ Ha Ha I like your comment on the rustic homes in Colorado!  In honor of your love of roosters, this kitchen wood plaque was selected just for YOU (it's as far as I'll go with rooster staging!)  :-)

Kathy N. ~ Many thanks for your comment and for the feature.

Susan and Nicola ~ Thank you for your kind compliments, they're much appreciated.

Maureen, simply beautiful.  Great work and transformation!  I bet it will sell quickly.

Ginger ~ Thank you for your nice comment ... fingers crossed they have a quick sale! (Frankly I would love to buy it myself and so would my colleagues).

Maureen- LOL!!! Very tastefully done! I'll have to give my approval, because how could you have a "rustic" home without some sort of livestock displayed, (and they sure beat cows)!!!

Wow! Great job Maureen! That is a beautiful house. Photos really tell the story.

Maureen It is looking so great!  Great Job and good way to get feedback from other agents!! Love this site!

Tom Davis - DE Realtor

Wayne ~ It's so true that photos say it all.  Thanks for taking the time to stop by and comment.

Tom ~ How nice to see your comment here ... as an agent, your feedback is important.  We love this site too!

Back to check in and congratulate you on your feature!!!  You go girl.  T:-)

Terrylynn ~ You are too nice ... coming from the Staging Realtor of the Year, your comment is much appreciated!

Maureen, the home is beautiful without any furniture but amazingly inviting with the furniture placed in it. I am surprised that the furniture makes such a difference in a home that already is pleasing to the eye.

Libby ~ Thank you for your kind remarks.  It's true that furnishing even a very nice vacant home makes it more appealing.

Maureen,

You took a cold house and turned it into a warm house. Very cool!

Great staging and I like the furniture choices you made. A good fit with the style of the home without going overboard with the "country!"

Is that a FAUX TV I see in the living area??

;=)

Susan ~  We staged this home a week ago, and the builder and his agent are hoping for a sale soon. Thanks for stopping by with your comment.

Janis ~ The country feeling was important, but we didn't want to go too far with it.  Yes, that is a prop TV and after reading your blog about making one, I'd like to try your idea!  Thanks for sharing it.

Maureen,

You did a fabulous transformation.  The home is so much warmer now.

(04/04/08 07:26AM) — Jason Todd, Real Agent Blogs

Before and after photoas are always dramatic - great presentation in the house. Lived in, but no clutter.

Beautiful, Maureen! The staged photos look so much warmer and more inviting than the unstaged ones! Great job!

Beautiful staging job!  Very appropriate for the style of house!

Diane ~ Our goal was to warm up the home to make it more inviting.  Thanks for your endorsement!

Jason ~ You're right, clutter doesn't sell does it?  Thank you for your feedback.

Ravinder ~ If buyers have a choice, it's likely they'll want to view a home that already looks inviting from the photos, so we try to capture their imagination even before they walk in the door.

Emily ~ Thanks for stopping by with your comment.

This home looks great Maureen way to go on the staging, I'm sure this will sell.

Mike ~ Fingers are crossed for a quick sale!  Thanks for your kind remarks.

WOW!  You can really see how big of a difference it makes to have furniture in the home while buyers come through!  You guys did a great job!

Susan ~ Many thanks for stopping by with your compliment on the staging.

(04/04/08 02:35PM) — Sarah Berger

This home really looks great after your staging.  It really makes a difference.  What a great tool to show Sellers to help them understand how important staging can be.

Those pictures brought out a ooh baby in me. Great pics. Looks absolutely fabulous.

Hi Maureen - what a beautiful difference your staging team made in that home!  Love the before and after pictures, and that should really help prospective buyers see just what that house could be with their own things in there.

Nicely done!
Ann

Maureen...The timing of your post is just perfect.

Tomorrow morning I am meeting with my investors at one of the homes they own.  I have suggested that we get the home staged and now I am going to print your examples to show them what an impresive difference it makes.

Thank you,

Kathleen

Sarah ~ We want to give sellers all the proof they need to show the benefits that staging can provide.  Thanks for stopping by with your feedback.

Robert ~ Oh really?  Well, I hope that a buyer comes along with the same reaction that you had!! Thanks for the smile.

Ann ~ Many thanks for your kind comments.  We hope that prospective buyers can now imagine this being "their" home.

Kathleen/Kate ~ I really hope that the photos help you convince your investor client to stage their properties -- that would be wonderful.  Good luck and let us know how it goes!

(04/04/08 08:27PM) — Amy McAllister REALTOR®

I am very impressed with the way the rooms look after staging, great job!

Amy ~ Thanks for your nice feedback!  I hope the buyers feel the same way when they view the home.

(04/04/08 10:00PM) — ARDELL DellaLoggia

I usually don't use plants, but WOW!  that place really needed them..  Gives me ideas for a "rustic" place I'm working on tomorrow.

Maureen - what a fresh and lively staging job. Above and beyond the norm...congrats!

Such beautiful work, just goes to show every property can benefit from staging

Ardell ~ We find that we use plants (I must have 100+ in my inventory) to bring the outside in and to make cold spaces seem cozier.  Good luck with your project.

Sheron ~ What a nice thing to say, thank you!  I've discovered that I enjoy staging all styles of homes and find the challenge part of the fun.  I'll bet other stagers feel the same way.

Ronelle ~ Thank you for stopping by and commenting ... how is the staging business down in your neck of the woods?  Do you see it starting to get busier with the "traditional" home selling season about to begin?  We're starting to get more calls here in Portland.

Oh my goodness. What a difference. Wonderful job. Thanks for sharing.

Bob & Carolin ~ Thank you, it was such a lovely home to work in!

(04/05/08 09:17PM) — Chrissie Sutherland

beautiful job.  do you do a lot of vacant staging.  I have my first one coming up and it seems like it's going to be really expensive.  It's a 3000 square foot house and they want to stage every room.  Anyway, great job!!!  The house looks beautiful.

 Chrissie Sutherland

Chrissie ~ Yes, I stage a lot of vacants as well as occupied homes.  In my opinion, it's important to stage the "impact" rooms (living room - dining - kitchen - master bedroom & bath) to keep costs within the client's budget and my pricing is based on this type of package....however we also include optional pricing if they'd like to include an office, family room, secondary bedrooms and bathrooms, etc.

Maureen - what an amazing difference. Keep up the good work.

(04/06/08 07:50PM) — HomesByOwner of Jefferson City

Thank you for sharing your post with us all, Nice work on the staging

Lisa ~ Thanks for stopping by with your feedback -- I'll do my best!

(04/07/08 06:09PM) — Carlie Pardue

Thank you for sharing the staging differences. The house looks 10 times better!

Thanks Carlie -- appreciate your positive feedback!

Maureen,

Great job!  It's always fun to stage a vacant, its somewhat like painting a picture. You start with a blank canvas and fill it with color and texture and dimension and then the end result.....a MASTERPIECE!  Continued Success!

Michelle Pimentel, Empire Home Staging Solutions-So. CA

Looks great, good job on staging the home.

Michelle ~ Thank you for your enthusiastic response ... I like what you said about color and texture and dimension ... it does seem to be a magical formula, doesn't it?

Michael ~ Your kind remarks are appreciated!

Maureen,  You did a beautiful job of staging this property. I like your stye!

Maureen, It looks wonderful.  I love that area run in the dining room.

Patty & Tanya ~ Thanks for stopping by with your comments.  The style of the staging was dictated to some degree by the style of the house.

Maureen- Very nice Staging job. The house looks beautiful. Bravo!

Hi Maureen, What a great house!  I enjoy that fireplace...your staging made it that much more enjoyable! =)  Thanks for sharing!
