Non maintained yards = potential foreclosure, but that's an easy fix.
I really like the look of the homes and especially the acreage as well. Is this representative of homes in your area? I would love to see the square footage on these homes.
Laurie. Not at all. This is the typical yard in wooded acreage. Charles County is sandy soil with a very high water level. The "rustic" natural wooded yards are preferred.
Kimberly. These homes will be about 3,000 square feet plus the basement, finished or not. These homes are representative of the market in this price range in Charles County.
Lenn - These are beautiful homes, it goes to show that foreclosure is hitting across all economic groups.
Wow, Lenn, homes on 5 acres. I can't imagine. Here a multi-acre estate will cost millions. Reminds me of the farms and large land parcels back in suburban Philadelphia and Boston. Beautiful homes and property.

Jennifer. Indeed. We have a 4.5M foreclosures in McLean. Who would have thunk it?
Jeff. Proximity to Washington D.C. determines value here. These homes are two counties removed from DC. Prices in Southern MD are low, but they're still commuting distance to DC.
Jim. LaPlata is charming. Small town county seat atmosphere.
Lenn, the homes that you're showing are lovely. What I've found in our area (when it's not treed) is that the first thing that goes are the professional landscapers, creating less curb appeal, but the sellers are hanging on, and simply can't maintain. A local phenomenon, but an indicator that the seller needs help.
Laurie. That's not the case in these rural counties. If there is a professional landscaper in Charles County, they're laying mulch for new home builders. Folks care for their own lawns. These homes, however, are in rural communities. The acreage is the key, 5 plus acres and wooded. The country look is what is normal. From time to time, driving through the communities, you'll see a house surrounded by green grass and trimmed well. That is a home owner with a green thumb.
I've seen that home in Hughesville, it's a good looking home and a good value. It's right down the street in my neighborhood.
