HELP, My Brevard County Florida Home Expired without Selling

Why are so many Brevard County, Florida homes and condos expiring without selling? This is a good question for discussion, and a very serious matter for someone who has to sell their home and can't. There are several reasons why this is happening, but first let's take a brief look at the numbers.

BREVARD COUNTY, FLORIDA EXPIRED HOME LISTING NUMBERS

Last month in April there were 737 listings that expired in Brevard for both single family homes and condos. The first day of May there were 333! Many of these expired listings were short sales, further complicating things for the owners of those homes. A short sale is when a home is being sold for less than the amount owed to the lender. To put it in perspective, there were 586 closed, 962 pending/contingent, and 1599 new listings in April. These numbers are all from the Brevard MLS.

WHY DIDN'T MY BREVARD COUNTY HOME OR CONDO SELL?

Well, as you can see there were many that did sell and even more that had contracts executed. There are several primary reasons why a home does not sell. It is understood that there are always exceptions and the following are a few of the main reasons a home does not sell in Brevard County, Florida:

-Price

-Ineffective Marketing

-Difficult or complicated to sell

Hi Denise....Funny thing, no matter where you live what you market is doing, it's always price that Sells Homes. Buyers are comparitive shoppers and are not only looking for a nice home, but one that is  price well. So always be proactive with pricing a home, if there are no showings then you are usualy over priced by a lot, if you are getting showings and no offers look at the inside and outside to see if anything can be done to make a difference and adjust the price until you get a offer.

Denise:  I know it's tough for the home sellers but things are bound to improve and from what I hear, things are improving in Florida.  I think your advice about finding an agent who knows who to market the home in a challenging market is key plus an agent who is optimistic and has a very positive "can do" attitude.  Sounds like your team fits the bill.

Denise, I know it's frustrating to sellers, but in this market there are so many key factors involved to make the sale with all the choices available. That's why it's even more important to use the Professional to get the job done.
