This report is a simple tabulation of
Vancouver, Washington's east-area homes
in the real estate data base, separated into price ranges, and:
Active, Pending and Sold categories, for the Historical month of
April, 2008.
This month has about 21 more homes in the active category, and the
average days on the market remained at 108 days. For the listings that are agreeing to offers
the average time on the market is about 81 days, which is 4
days fewer than last month. The number of Pending sales has
gone from 151 to 196! It is our observation that homes priced
below $300,000 are experiencing a Seller's
Market in this part of Vancouver; while higher priced homes
are still in a Buyer's Market. In other words, homes priced
near or below the median in this area are HOT right now!
For March year-to-date the RMLS data is showing the Average home
Selling Price for these Vancouver areas ranging from: $220,700 to
$425,300; and the Median Selling Price ranging from: $205,000 to
$301,300. The Clark County - wide Average Home Selling Price
is: $294,600; while the Median Selling Price is: $247,400.
