If 2005 Was The Year of The Deal, 2008 Is The Year of The Offer...

Here is a summary of my day:

 

1.  Wrote three offers for three different Buyers.

2.  Countered the counter to the counter on another offer.

3.  Took two listings.  Does anyone want a 15 lot subdivision already permitted and ready to go?  A steal at only $ 250,000!!!  (...And, yes, the developer is losing his shirt...)

4.  Followed up on three closings happening on Friday.

5.  Brought two different buyers a step closer to making the offer (maybe tomorrow?)

6.  Negotiated two new offers for my Seller clients.

7.  Forgot to call a lead back and provide information promised.  (Oops?)

 

...A Whole Lot of Offers Going On...   It is not unusual to write 10 offers for every offer that actually closes.   The deals die not only on the negotiating table, but also afterwards, due to financing, HOA issues, The Vacation Rental Act, you name it...   I am one of the lucky, successful Agents who brings these to fruition, but, oh, God, how I work them! 

 

I am really earning my keep in 2008!  It is fierce out here.  If you are not sharp as a tack, if you even look away, gone is the opportunity.  Here is an example:  I noticed at about four o'clock today that the price for a listing in an oceanfront building I am following showed as $ 69,900.  When I checked it this morning it was priced at $ 104,900.  I immediately called the listing agent: 

"When did you lower the price", I asked.  

"Three hours ago", she answered.

Three whole hours and I didn't notice?  That's a "D-"for me!

"Did you get any offers yet?"

"Nope", she answered.

"I'm bringing you one within a couple of hours", I said. 

Done!

 

Is it competitive?  You bet!   Do I love it?  You bet!  Am I tired in the evenings?  You bet! 

 

Is this a good time for Buyers to pick up Oceanfront property in Myrtle Beach?  You bet! 

 

PS:  I have to give thanks to my wonderful assistant, Brie, who is the most intelligent, sweetest and most productive assistant  I've ever had.  Without her, I wouldn't be able to have this productivity.
