Bachelor #3 - Staged And Under Contract In Two Days

My husband and I have belonged to a Dinner Club, with a group of very good friends, for over twenty years. Of course they all know that Margo and I have a staging company and are always interested in how we are doing. In February, one of the single gentlemen put us to the test.

He is getting married in May and needed to sell his house so he asked if we would stage it for him. Immediately I had two thoughts: "Yeah we have a job," and "Oh no, what if it doesn't sell - I'll never live it down." The following day I called Margo and this is what she said, "Get over yourself - of course it will sell. We firmly believe in the power of staging and let's show your friends what staging can do!"

We did our prep work, and while he was open to using rental furniture - he wouldn't change out the carpet. We tried!! The house was staged on a Thursday and it hit MLS on Monday, April lst. By Wednesday he had signed a contract with the purchaser and we went in and destaged April 30th. At Dinner Club in early May, he was singing our praises. He also mentioned how his buyers had asked to come in one day to have the house measured for new flooring!

Here are a few before and after pics.

Ten More People Believe In The Power Of Staging!

Posted Saturday May 10

Betty- Great job and wonderful result! Aren't we a funny breed...we can continue to have successes and yet, we still have doubts! Glad this one worked out!!!

Betty -- What a great testimonial for staging!  Your work is fantastic -- love how you opened up the space in the family room, and showed the true purpose of the dining room.  This was such a typical bachelor pad, and you made it into a home....irresistible to buyers.  Congrats on such a quick sale!

Wow! What a great job you did! I really like how you transformed the space.

Betty,

Congratulations on a great staging story! These results will be good for you to use in the marketing of your business.  Continued Success!

really great job. I am not moving but you gave me some ideas for my home

Betty! Fantastic Job! You gals always do great work! Your frames are fabulous! How cool that you were able to add a few more believers all in one fell swoop. (Or as we say in our family, all in one swell foop.)

Huge improvement on this batchelor pad!  I have a batchelor house listed right now and he is so subborn.  He has not let me stage it.  Plus, he has 2 dogs and 3 cats.  The place is gross.  I only took his listing because he bought the house through me last year.  He's finally seeing that he is not getting any offers from all the showings I'm bringing him.  We found a house that he wants to buy, so now he is going to carry both mortgages and empty out his house I have listed so I can furnish and stage it with my inventory.  The pressure will be on me to sell fast!  I hope I do as well as you did.  Congrats!

Another great job Betty and Margo! I want that artwork above the bed.

Great job! Love the bedroom, simple and inviting. Very nice.

The family room alone tells the wholestory - congratulations!  Men are getting smarter every day!  ;)Julie

You did a wonderful transformation in the family room.

Congratulations, Betty!  You made it look so much more sophisticated, no wonder it sold so quick.

Great transformations in all of the rooms, Betty!

Kathy

Love It Betty  -- boy, I'll tell you -- that Margo, she's a wise one!  You hold on to that sister!  Congrats!

Elaine, your comment is right on!  Why do we have doubts - for me maybe it's because we have a few houses out that haven't sold.  They've been on the market for two months.  In this market, two months isn't that long - but I do hope they sell quickly.  Betty

Maureen, thanks for the nice words.  Like I said to Elaine, I sure hope our other houses sell quickly too.  Betty

Julie, thank you.  We only used rental furniture in the Family Room and the Dining Room - but it sure made a big difference.  Betty

Michelle, I wish all our stats were as great as this one.  Unfortunately there is a lot of inventory on the market right now and houses are moving much slower.  Keeping our fingers crossed...  Betty

Charlie, glad we could help.  If you need any more ideas - send pics and we will give advice.  Betty

Yvonne, glad to hear from you.  I was in your neck of the woods for a day last month.  Wished I had more time so I could have met you for a coffee...maybe next time we get to Phoenix.  Sure hope everything is going well with you.  Betty

Joan, I think you can improve on those stats.  Anything you do will look wonderful and make buyers fall in love with the space.  Best of luck.  Betty

Jackson,  I found that piece at a Liquidation store for $5 - Canadian of course.  We bought two blue and three red - all the inventory they had.  When we close up shop - consider them yours.  Betty

Patty and Scott, thank you for the compliments.  Our client had the blow-up bed and the end table/night stand.  I think our linens went well with the space - gave it a fresh new look.  Betty

Julia, yes men are getting smarter everyday - of course we do sometimes need to push them in the right direction.  :)  Betty

Michelle, luckily he was open to removing his furniture and letting us bring in rentals.  Otherwise - who knows what would have happened.  Betty

Thanks Tanya.  Margo and I were both keeping our fingers crossed.  It was a great house in a good location and the price was right.  The staging was icing on the cake!!!  Betty

Kathy, thank you for commenting and so nicely!  I love when everything falls into place and of course so did our client.  When we went and de-staged the house was so bare - devoid of any personality at all.  I guess if you want a house with personality - call a stager.  Betty

Karen, thank you for dropping by.  Funny you should say hold on to Margo - I will be doing a new blog soon - she's moving to Mexico!  :(  How do I carry on without her?  Betty

Judy, thank you so much for the feature.  I was totally surprised when I checked in with your group.  Betty

Nice Job! I love how you worked with that green carpeting. It looks great and good for you that you now have 10 more people. I think this our years LADIES, they are getting it

Phyllis, I sure hope you are right!!  Staging is becoming more popular here in Calgary so hopefully our success rate will continue to generate business.  I find we are doing a lot more consultations and that's a good thing.  Better pictures for the MLS.  Thanks for commenting Phyllis.  Betty

Betty,  Great job!  I love the education process that takes place when staging occurs, congratulations on ten more!

TIP:  When using the easy bed - I use a feather mattress cover.  It slips over the mattress making the mattress appear fluffier and also removes the ridged lines that shows up in photos.  Hope it helps.

Congratulations Betty!  That's a great story...thanks so much for sharing!  =)

Very very nice.  Such a great job.  I bet bachelor #3 didn't want to leave.  Or better yet, maybe he'll hire you to do his new pad.

Good job, adding that stager's touch!

Great staging, Betty, and you accomplished it with the old carpet!!

Patty thank you so much for the tip.  If we ever have another bed like that one, we will be sure to follow your excellent advice.  Betty

Abby, thank you for stopping by to comment.  I really appreciate the comments here on Active Rain.  Betty

Chrissie, fortunately he already has a new home to move into with his new wife of two weeks.  They decorated it together (thank goodness he had her good taste.)  :)  Betty

Thanks Audrey for the nice words and for stopping by.  Betty

Kathy, his new wife was so happy to not have to look at it ever again.  I guess it was the style back in the 80's and it probably looked great when it was new and fit with the decorating scheme - we can only hope.  :)  Betty

Looks great and would have looked even better with new carpet.  Some people get so stuck on one thing and then are so good about the rest.

(06/23/08 11:37AM) — Betty Haney

Kathleen, the first thing the new owners did was replace the carpet and old hardwood flooring with new.  I bet the house looks amazing now.  Thanks for the comment.  Betty
