Hi Everyone. I've got a lot of requests for tips on home-buying at a good deal, and how to find that deal. So listen up residents of Jacksonville and Orange Park....here are some important things to remember.
First and Foremost-YES...It is a Buyers Market(sorry sellers, the ball was in your court for a couple of years, time to play fair)
**What that means:There is more inventory on the market then their are buyers to buy it. Average days on the market for a home is running just under 100. Sadly some homes still go up to 180+, and even more arn't selling at all.
**How his benefits you as a buyer:You have lots of choices, and room to negotiate. Many homeowners have already moved on to their new home by month number 4, or they may need to move very soon. Something common in the Jax area with that is Military Moves. They need to sell sooner than later, and may be more willing to bargain.
**How to smell out the deal:Use a Real Estate Professional(Realtor) to help you find deals. Let them know what you want, and let them know, you prefer to get something thats a good deal. Real Estate agents do this every day, they study the market and become experts at it. Think of it this way, you go to a doctor when your sick, you go to the dentist to get braces, and you go to the mechanic to fix your car. WHY? Because they are professionals. So, use a professional to find or sell your home!! Extra Bonus!! Real Estate Services are usually free to buyers!! Extra Bonus!!
Many homes that are on the market more than 150 days, started priced way to high, thus taking small(but often) price reductions. This means that by month five, they are usually below market value. However, no one buys them because they become "Shopworn".....this is your chance to come in and scoop up a great house at a bargain price. Investors do this every day. Its the easiest way to get a bargain.
Lastly..Act Decisively When You Find the Right Home
Before you begin the home buying process, resolve to act promptly when you do find the right house. Every REALTOR® has stories to tell about a couple who looked far and wide for their dream home, finally found it, and then said, "We always promised my Dad we'd sleep on it, so we'll make an offer tomorrow." Many times the story had a sad ending - someone else came in that evening with an offer that was accepted.
Buying a home is no small matter, so think wisely, and if you plan on hunting for the bargain of all bargains, use a professional, and when you find that bargain, move quickly....because the person who view that house yesterday may have already had an evening to sleep on it and are writing an offer.
