March Success Story~

Since the Beginning of the year I have yet to have a great success story of the many clients I get houses or refinanced till yesterday. I closed one of the hardest loans I think I have ever done. I had been working with my client for about two months now. I had worked really close with him getting his credit score up from a 493 mid to a 641 as of 3/22/07. Yes you are reading that right. I worked my butt off to get him into his home at the best deal I could get. An FHA 97% Purchase with a private investor giving him the 3% down and seller finally paying the closing cost. Long story short he had 10 different jobs in the last two years, 5 different places he had rented, went thru a divorce and had a death in the family. This guy went thru alot of pain. But I knew I couldn't give up on him. I stuck with him and help out anything I could do. At the closing he was in tears because I had given him a new light to life and had helped him start over. I showed him how to be debt free fast, a good budget for him and to get back on track with everything. Now this wasn't a large loan amount and I didn't make a lot of money off of this deal but I did take A HELL OF A LOT BACK FROM THIS. That the client is always put first regardless of your needs. I didn't think this man would become a cash cow for me but ever since I put the massive effort in to showing this guy that I can help him he has referred me 8 families so far. THATS RIGHT 8. I have so busy its unbelievable. It just goes to show that if you give it your time and effort the best of you will come out. THANKS SO MUCH MR. WILKINSON! I AM HAPPY TO SEE YOU ARE LIVING YOUR DREAM NOW!

Good job Ben. I know what it's like. Every now and then you have to do a deal because it's the right thing to do. Every loan doens't have to make a profit, what's importnat is that you do what's right and at the end of the year you did better then the previous year.

that's exactly why I don't shy away from lower credit or first time buyers!

I was just very happy to see my borrower get back on track. Did not expect anything in return but he has become my cash cow. Thanks for the comments and I will keep everyone updated on the deal
