But rarely do I hear someone talking about first time sellers and the questions they may have. Yes, first time sellers have been on the other side of the transaction once, but the needs of a seller are quite different from the needs of buyer.

Yes.  First time home sellers DO need help.  I'm meeting with a couple this morning who are selling their first home, a small town home that they struggled to buy about 5 years ago.  I sold them a new home to be delivered in Sept. 

I suspect that our meeting this a.m. will be going over the house and letting them know what does need to be done and what doesn't.

Our transfer tax in Florida is $.70 center per $100.  Our sellers in Bonita Springs and most of Lee County pay title. If they buy down the street in Collier County the buyer pays title.  THey get smacked with title twice in a week, they get really grumpy.

Chris, it sounds like the best plan is ot sell in Collier and buy in Lee!

Whoa! Transfer taxes can get to be a bit pricey!  Other than that our customs are very similar in Colorado.

This is a terrific post for both "first timers" and those who may need a refresher.

Indiana has no "transfer" taxes or sales taxes on real estate property.  I guess we've got a good thing going there.  I do own a place in Bonita Springs and whoa-baby are those government fees a pain!

I like your thought though that we tend to write quite a bit for the first time buyer, but the truth is that all that effort and the long range goal is for that first time buyer to eventually sell ... and get that big appreciation gain.  That's the real goal.  I've got to dash a note off to our sales team right now to remind them of this very simple fact.  Thanks.

Exellent Seller post! I also thought it was going to be about First time homebuyers which is the norm, but you're right, Sellers are virgins too:)  Our transfer tax is $1.00 on every thousand.

Great article, Maureen. Ouch on your transfer tax - our is $1.10 per $1000 of value. We also require a 3-page seller's disclosure, among others. I have had several clients first as buyers then as sellers - interesting to work both sides and confront different issues with them...and their new perspective!

Great post as always Maureen.  Our transfer tax ends up being 1/2% - some goes to the state of CT to waste and some goes to the local municipality. 

Maureen, you are absolutely right...no one ever does think about the 1st Time Seller. They too, need assistance with info. How clever of you to have thought of that.

Maureen, glad you were able to get this reposted. Excellent post do you think customers will listen?  I see that you're all over the Internet (credit where credit is due) and this years technology guide was kind of boring!

Maureen, The focus is always on buyers & somehow we miss the things a novice seller may need to know.  These items are so familiar to us because we work with them all the time, but as I look at your list, I realise that they may be somewhat foreign to a first-time homeowner.  I'm also struck by how high our transfer tax is in comparison so some other areas as evidenced by the comments.
