Anthem Real Estate Market Today
These are the latest statistics for the Anthem Arizona Real Estate Market. Comparing a year ago to February 2nd of this year, the chart tells the story.

We have nearly the same number of active listings today as a year ago. Days inventory is also about the same. There is a modest decrease in price per square foot and sales price as a percentage of list price.
The Anthem real estate market prices remain down and it is a wonderful time to find a new home there.

Family Affair in a Cul-De-Sac; Short Sale Closed!
After 8 long months, my clients finally own a second home in Arizona. It's a cute story worth sharing since the family owns half the cul-de-sac now!
About a year and a half ago, a good friend and agent called asking if I'd
like to represent the buyer in one of her short sale listings. Of course I said yes. Not only was it great that she called, but the buyers were such "good people" that that part was a bonus. We closed that short sale after 7 months.
But the real bonus just happened yesterday. You see the Mrs. of buyer clients at 2405 is an identical twin. Of course you'd think, "Isn't that neat!" But it gets better. The twin sister and her husband now own their 2nd home across the street from 2405, at 2404! Their story is very special as the couples were also in a double wedding some 50 years ago together. Now you're thinking, "Aw, isn't that sweet."

To continue on, about 9 months ago I receive a call from the Mr. of 2405. He tells me that the Mr.'s sister of 2404 would like to buy 2411, another short sale! Naturally, I called the same good friend and realtor for the listing since I would represent the buyer. Naturally, she took the listing and did a great job once again. So, the sister just closed yesterday after 8 long months.
My opinion - it's time for a party. Where else? The cul-de-sac of course when the buyers of 2411 arrive next month! I'm thinking let's pull out the chairs and a tent as the cul-de-sac has a park in the middle.

Market Report: Anthem Arizona
Anthem is a planned community by Del Webb, the unincorporated Maricopa County “island” is located south of New River and 34 miles north of downtown Phoenix Arizona. It is home to around 22,000 people.

Today, there are 160 homes for sale. Least expensive is a 1200 SF 2/2 condo priced at $98,900.00.

There is something for everyone as the prices rise to $899,900.00 for a home described as “beyond perfect” which includes 7450 SF under Roof in the Country Club.

Anthem is a lovely planned community that will likely hold it's value as other Del Webb communities have done.
