When Carra Riley And The Girls Get Together, WATCH OUT!

Candice A Donofrio: Real Estate Brokerage in Fort Mohave, AZ

Definition of a super fun day: when Carra Riley and her girls come down to Bullhead City, AZ to play!

Carra gave an AWESOME talk on Social Media for our Bullhead City/Mohave Valley Association of REALTORS on Tuesday, the 26th.

There was a nice turnout and Carra's dynamic and fun style, tossing pink monkeys about the room, sharing her wealth of useful tips and anecdotes from her book, Cosmic Cow Pie: Connecting The Dots made for a fast-paced presentation that drew numerous requests for a return engagement . . . which we made sure was booked on Carra's way out the door. :) Lunch and sponsorship by Pioneer Title.

Carra's gang of gorgeous girls included my wonderful new clients Sheri and Chrissy, whose FABULOUS property is available for sale or lease RIGHT NOW . . .

Carra's daughter Shae who is SO tall and beautiful . . .

And I had the pleasure of meeting in person the delightful Pamela Cendejas from Second Self Virtual Assistance and her husband Tony who owns Topa Construction. I'm thrilled that we will all be doing business in the very near future. More about THAT soon too!

We cruised up to Laughlin Ranch which has the most amazing facilities for homeowners and the public, including spa, mudroom, salon, pro shop, fitness center and The Grill where we lunched and laughed, and watched a roadrunner sunning itself on the patio at a table, out by the breathtaking golf course green.

Psst! There will soon be a new listing @ Laughlin Ranch, the BEST EVER! Stand by for that.

From left: Carra, Pamela, Chrissy, Sheri and Shae . . . on the patio near the pool @ LR.

And Carra gave me a really cool trinket . . . a blinged-out 'C' which I just LOVE!

The only problem with days like this is that they end too quickly . . .

Bullhead City Arizona Real Estate ~ At The Rotary Park Boat Launch

Candice A Donofrio: Real Estate Brokerage in Fort Mohave, AZ

Rotary Park, located at Riverview and Lakeside in Bullhead City AZ 86442 is a fabulous public boat launch and park I've written about before many times.

The beauty of Arizona's Colorado River is so easily taken in here. I love to bring Lunapup down to hang out at the park, or do the Veterans Memorial Walk which is about 1.5 miles total. Great exercise for human and pooch!

As often as possible, we head over to the park, I put Luna on a 20 foot horse lead so she can tool around and I still have her tethered to me. Then I can make calls or check e-mails or just gel.

Today it rains along the River, but a few days ago it was sunny and crisp...with lots of ducks and birds and other dogs waiting for Luna to catch up...

Are You A Buyer . . . OR A Renter?

Candice A Donofrio: Real Estate Brokerage in Fort Mohave, AZ

There is no wrong answer to this question.

Not everyone is meant to be a homeowner.

Homeownership is a wonderful and often profitable thing...

...it is also labor intensive and costly.

Should you buy or rent?

Take this quick little quiz and see!

True/False:

1. I have a minimum of three months' living expenses in reserve, available to me NOW.

2. My employment involves very little mandatory travel.

3. I don't plan to retire, marry, have a child or send a child to school over the next 5-7 years.

4. I know the area and have already set down roots.

5. I am not afraid of a little hard work.

If you answered False to ANY of these questions, you may want or need to wait till your situation changes.

  • A homeowner NEEDS to have cash reserves or available credit in the event of an emergency or change in costs of taxes, insurance, maintenance etc.
  • If you change jobs or locations a lot, do you really want to saddle yourself with a home somewhere that you usually aren't?
  • Buying a home that you will soon grow out of for whatever reason could be a mistake you'll repent at leisure.
  • If you don't know much about an area, how do you know you will like living there? See 3.
  • Homeownership requires regular, routine maintenance. Good help is often hard to find. You will be caring for--and paying for--what your landlord previously took care of.

It's quite all right if you're not ready to buy. It's only one of the biggest decisions you'll make in your life. :)

Take your time, do it right...

1105 Highway 95, Bullhead City 86442 ~ Commercial Parcel Near Laughlin Bridge

Candice A Donofrio: Real Estate Brokerage in Fort Mohave, AZ

The Laughlin Bridge is one of only three bridges that currently connect Arizona to Nevada or California over the Colorado River, but is by far the busiest of the three as it is the hub of access between Las Vegas, Searchlight and Laughlin, NV on Hwy 163, to Bullhead City, Golden Valley and Kingman via Hwy 68, and Fort Mohave and Mohave Valley, AZ on the Bullhead Parkway.

This bridge is the fastest way to reach the Bullhead Laughlin Airport, which flies on several airlines between Bullhead City and the Midwest and Southwest.

On one side of the Laughlin Bridge is Casino Drive, with its world class casino resorts; the other is the original 'Old Bullhead City' which, after a period of decline, has been recently subject of efforts to revive and regentrify as an increase in commerce has restored interest in the area among investors looking for Bullhead City commercial real estate.

Very few single unimproved Bullhead City commercial real estate parcels remain on this north part of Highway 95, in this small dozen or so block stretch between the Arizona side of the Laughlin Bridge and Bullhead Community Park.

1105 Highway 95, Bullhead City AZ 86442, on the north (river) side of Highway 95, now for sale, is a rare avaiilability, and this 5500 SF .13 ac parcel is being offered at a more than affordable price of $189,900.

55 feet of highway frontage and both highway and alley access make this C-2H zoned site with utilities a great find.

Yes, that is the River Palms and in the distance, Tropicana in the background. This property is only 3 blocks from the Colorado River, across from the Casino Drive resorts.

Nearby, Home Depot, Lowe's, Sam's Club, Riverjetz, Desert Recreation, Bullhead City Best Western and all the North side local businesses keep the traffic flowing and the Laughlin Bridge pours seasonal visitors and year-round tourists on a continual basis.
