Viewing the BEST waterfront properties on the Colorado River, in Bullhead City AZ 86442 or luxury homes anywhere else is an ART.

It really is. Try it on the fly if you don't believe me. Ring up an area real estate professional you've never spoken with before on a Friday night and tell him/her you want to see half a dozen properties on the River the next morning before your tee time at 11 am. You'll hear a gasp, then probably something to the effect of, "How long will you be in town?" knowing what a challenge that will be to pull THAT off.

Many years ago, there were actually buses chartered to bring vacationers in for a fun afternoon or weekend of touring waterfront homes in Bullhead City, AZ and surrounding areas.

And, in recent years, inexperienced agents salivating over the large commissions that accompany these sales would tour anyone with a pulse.

But times--and the rules--have changed.

You will find this specialized market of high-end homes is not terribly friendly for the casual home shopper:

  • High end sellers are usually not distressed. They had money before the boom, had it after the bust and have it now. They want to sell the properties, but they are not desperate. Or at least they are not spilling their guts about it.
  • The homes are either occupied or leased (for top dollar, to particular tenants--usually short term vacationers as well). Few have lockboxes. And if the property is leased, advance notice is required by AZ Law.
  • There are often extremely valuable items inside, and too many recent news pieces about thieves masquerading as wealthy buyers.
  • The sellers and their agents work very hard to maintain the properties, and spend a lot marketing them--taking more precautions to qualify buyers than ever.
  • The days of 100% financing with stated income for jumbo loans are gone gone gone.

There are a few intelligent steps to getting to see ALL the BEST waterfront properties on the Colorado River during your visit or househunting mission:

  1. PLAN your visit several days in advance. You will find that most of the waterfront properties require the listing agent's presence. That means your agent will need to schedule with several busy professionals. The more advance notice you can give to allow for appointments to be set, the better. Especially during our busy Spring/Summer season.
  2. ALLOW at least half a day for showings. Because you will be having to work with the schedules of several different agents and sellers, it will take more time to see your 'top 5'.
  3. QUALIFY for financing locally if possible. (See 5 below) Demonstrate in good faith that if you find the home you like, you really do have the ability to purchase it. If you are paying cash, a simple statement from your bank that you have the funds available to purchase and on which date is sufficient. Sellers--and their agents--will ask.
  4. DRESS comfortably, with good walking shoes. The homes you'll be seeing will have more 'toys', features, gadgets and square footage as a rule than their more affordable counterparts. You'll likely be walking up and down stairs, covering more ground.
  5. HIRE a respected, reputable Bullhead City buyer's broker. It makes a difference when the seller and his/her agent know who is showing their property--and that difference can impact whether or not your appointment can be set at your convenience--if at all. And if you are preapproved by a local, reputable loan pro, you just bought yourself some serious leverage.
