Located at Cave Creek Rd and Carefree Hwy, Dove Valley Ranch is enjoying very brisk real estate sales with an average of only 68 DOM (days on market) and home values have risen 2.6% in the last 6 months per ARMLS® statistics.
The homes for sale in Dove Valley Ranch range in size from 1362 to 4051 SF and are listed from $175,500 to $539,000. Most are within gated communities for "lock and leave security" and there are a few golf course lots for sale. Carefree-Cave Creek Balloon Festival

Looking for something fun to do this weekend? Check out the Carefree-Cave Creek Balloon Festival. Adventurous guests can get a bird's eye view of this third annual festival on a tethered balloon ride. Those who prefer their feet on solid ground can enjoy the glow of the illuminated hot-air balloons, beer and wine gardens, food court and KMLE Country 108-sponsored concerts. There are inflatable rides, obstacle courses and bungee-jumping activities for kids. The balloons start inflating at 6 p.m. Make sure to have your camera out at 9, when members of the Arizona Skyhawks Parachute Team perform a synchronized jump wearing glow-in-the-dark suits.

Reports by the Town Manager Usama Abujarah is that the sale tax revenues are up for last quarter of 2011. The town had a 18% increase in the sales tax revenue of the same period of 2010. Part of the increase might be from the opening of the brand new Wal-Mart store at the corner of Cave Creek Rd and Carefree Hwy.
The store did open Oct. 5th, and that will have helped, but revenues were up by 28% in Cave Creeks restaurants.
During the second half of last year Cave Creek received about $2 million as compared to $1.7 million in 2010. That included a roughly 75 % increase in retail trade. The town of Cave Creek also has modest gains in the construction and Real Estate.
With $1.1 million of debt left on the Spur Cross Ranch Conversation Area, the town of Cave Creek has planned to pay it off this year by June. 
So the Town of Cave Creek is looking to improve on a financial note for 2012!

Price as a percentage of list price has been stable over the last three years for Cave Creek home sales. Sales per month last year were higher than the previous two years. Days on the market on the chart represents all active listings. DOM for sold listings only has dropped to 40 days as opposed to 175 for all active listings.

Two factors are responsible. Homes that are priced at market value sell quickly and homes in lower price ranges sell quickly. Cave Creek has 84 homes priced at 550K and above, those homes are on the market than lower priced homes.
Inventory is lower and the market is beginning to stabilize.
