Cave Creek, AZ 85331 - Market Report February 2012
All real estate markets are local. Local meaning specific neighborhoods, subdivisions or zip codes. As a Realtor living and working in the Phoenix Metro Area I am often asked what parts of the Valley are selling well? What areas are seeing price increases or decreases and where will buyers get the best deal: Lender Owned (REO), Short Sales (SS) or Traditional (Norm)?

The matrix below is a small part of the market report that I supply to buyers and sellers. The report can be narrowed or expanded to meet the needs of the client. Here's an overview of the Cave Creek, AZ 85331 Market between December 30th 2011 and January 30th 2012.

Overall the Cave Creek market has remained relatively unchanged over the last four months with three notable exceptions:
Lender Owned,(REO), Active Listings are down by almost 30%.
Days On Market in all three property categories are up with Traditional (Normal) Sales up almost 20%.
And finally Sold Price Per Square Foot is down almost 10% in all three property categories, Lender Owned (REO), Short Sales (SS) and Traditional (Normal).
So what does this mean for buyers and sellers?
If you are thinking of buying a home in the next 6 months do it now. Betting that demand will continue to be soft and prices will continue to decline in a market that has been recording record lows in inventory is probably a bad bet. And timing the exact bottom of any market is almost impossible even for seasoned investors and professional market analysts.
If you don't have to sell your home you may want to wait another 30-60 days to see if demand continues to soften or if the numbers indicate a turn around. My guess is that with inventory this low demand will continue to eat into supply and prices will go up. And when it is time to sell make sure you work with an experienced REALTOR® to price your home correctly so that it sells quickly.

Here's a quick look, (30 days), at the extreme north valley, Cave Creek, AZ 85331.

Looking back at last month's Market Report for Cave Creek Total Active Listings and Total Pending remained almost unchanged but Total Closed was up almost 25% and the stats that really jump out are "price per square foot listed and sold" in all three categories REO/Lender Owned, SS/Short Sale and Normal/Traditional. Prices are up in both REO and Short Sales but up substantially,(19%) in Normal/Traditional Listings.
This is very good news for anyone thinking about selling their home and a clear indicator for those who are waiting for prices to hit bottom before buying a home in Cave Creek. Prices have bottomed and are on the way up. The numbers for this month and several months clearly indicate the market in Cave Creek has turned the corner. If you've been thinking about buying don't wait. Now is the time. Interest rates have remained very low but prices are on the rise.

December 2011 Market Report Cave Creek AZ, 85331
As a Realtor living and working in the Phoenix Metro Area I am often asked what parts of the Valley are selling well? What areas are seeing price increases or at least holding their values and where will buyers get the best deal: Lender Owned (REO), Short Sales (SS) or Traditional (Norm)? Below is an example of research, (from the Cromford Report), that I supply to buyers and sellers when they are interested in a specific area of the valley. It can be narrowed or expanded to meet the needs of the client. Here's a quick look, (30 days), at the extreme north valley, Cave Creek, AZ 85331.

Looking at the Market Report Matrix we can see that List price and Sold price per square foot is within 1% of each other in all three categories: REO, SS and Normal. In other words the homes are being priced very accurately and with 120 pending sales out of 224 active listing more than half of the available inventory is under contract.
So is it a good time to buy a home the Cave Creek area, absolutely. Is it a good time to sell a home in Cave Creek the answer is still yes. While short sales still are the largest segment of homes under contract you'll notice that traditional/normal sales are only spending 23 days on market as an average. Those are very good numbers for anyone who is seriously interested in selling.
