It's not quite a winter wonderland yet but we received our first snowfall today! And here's the approximate snowfall results....
Show Low, Arizona- 1 inch
Pinetop, Arizona- 1.5 inches
Snowflake, Arizona .5 inches
I love the snow and can't wait for our first sledding trip! It is the perfect opportunity to play hooky from work and spend time with the family. Of course an all day sledding day is the only way to go complete with hot chocolate, hot dogs and roasted marshmallows!!

We had a new restaurant open in Show Low Arizona this week! It's a great place called Addi J's.
This is a wonderful little restraunt that is open for breakfast & lunch from 6:00 a.m. to 3:00 p.m.
The restraunt is stylishly decorated with comfortable booths and tables. There is also a coffee lounge to sit and enjoy some good company.
So far I have had the privlidge to try the bananna cake, cinnamon roll, pumpkin roll and the french dip. They were all great!!
I also look forward to trying some beverages from their espresso bar.

Real estate prices are falling with the Autumn leaves!
If you're in a position to consider buying a vacation/2nd home, now is a great time to make an appointment to come to the White Mountains of Arizona and take a look around! While our market hasn't been impacted as hard as others (Phoenix area), we're seeing terrific reductions nonetheless. Where in times past our market noted properties being withdrawn from the market after Labor Day to make another run in the spring, that's not happening this time around.
In a vacation/2nd home market such as ours, many times sellers really don't have to sell their property--they just "take a shot" and see what happens. So, it's not atypical that some sellers just won't come down on their asking price. That, and there's been a tradition of a lot of "padding" in asking prices, too. But, it's a whole new world, now.
We're noting reductions off asking from a few thousand to 10's of thousands of dollars, and that is the most telling evidence that we're in a "new" market. So, what buyers need most is the toughest real estate representation available, and that's where we come in. When it comes to negotiating the best price for buyers, we have a great record of success, and a long line of happy buyers. We don't promise buyers a "steal", but we can find and negotiate real bargains.
Additionally, a new dynamic is operating in our market, and that is, foreclosures. While most buyers envision a foreclosure as a distressed property, that's far from the case in the White Mountains. There are foreclosures ocurring in the vacation home sector, and again, if you've got the ability to buy, you have some compelling choices in the REO, bank-owned/lender-owned market sector.

Looking for something to do this weekend?

I just got an e-mail from a prospective client who wanted to list their property. Their criteria was as follows:
3 month listing
Without seeing the property this is only a guess, but in the area where the home is located, they probably want too high a price for it.
Adjustable commission structure, the lower the price the lower the commission percentage but of course you can offer a full co-broke to the selling agent. In other words you work for nothing if we don't get full price.
Must put the home on the MLS Tour. Okay except in our area it is usually about a two to three month lag time before we can get a home on the tour. So with a three month listing that probably isn't going to happen.
They need to sell immediately. (My first thought is oh no, another foreclosure in the works)
I basically told them I would not take an adjustable commission and I wanted a full 6 months listing or I wouldn't be interested. Maybe I am getting hard hearted in my old age but I just didn't trust the tone of the e-mail. I have a feeling they are already behind on payments and are desperate to sell and are hoping to at least get enough to pay off the mortgage before they lose it.
Anyway, it will be interesting to see if anything comes of it.
