Where has this month gone? Washed away -- and more floods today not only in the Schultz burn area, but also flooding in downtown Flagstaff and here on Milton Road.

Busy day for this agent in Flagstaff real estate. Strange legal descriptions of properties, inspections with curious issues and short sales with way too many parties involved. But a good day, too. New buyers on the prowl!

I got in a great game of golf this a.m. between morning showers and afternoon showers. It's monsoon season in Flagstaff! Unfortunately, this year it's a tragic season because of the devastating erosion coming down from the 15,000 acre burn of the June Schultz Fire. Monday, August 2, the Continental Country Club in Flagstaff will donate all greens fees to recovery efforts for the affected neighborhoods. If you're planning to play golf in Flagstaff next week, make it Monday at Continental!

I don't like to inundate other agents with email listing flyers (so turn-of-the-century). Once in a while, however, I do run some kind of contest among agents to market my listings. Sometimes, I offer them a coffee or an ice cream cone if they will show the home. This week's offer is a little more substantial:
___________________________________________________________________
Take just a few minutes to consider this offer: Earn an extra $500 at close of escrow if you bring an offer that leads to a closing by Saturday night, July 31, on anyone of these listings. If you have a buyer in the $200,000 to $600,000 price range, there is a home in this group for you to consider and call to that buyer's attention.
Now, consider these great homes:
Townhome in tip-top shape with central air-conditioning. 2636 Jeffrey Loop. $200,000.
Sweet home, sweet price - check out the wood-lined vaulted ceiling, remodeled kitchen and fenced yard at 4410 Lance Road.
End-unit in Oak Park Manor (that's 111 E. Oak, right near FMC). Great condition. Fenced yard that's nice and large. 111 E. Oak #37
Beautifully remodeled kitchen and so much more very nicely done in this Swiss Manor home: 3095 Linda Vista.
Walnut Meadows cul-de-sac home with backyard paradise. So many upgrades: kitchen, built-in cabinetry, media loft. And a first-floor master with rear deck access to that beautiful, private backyard! 6564 E. Vail Dr.
It's a great opportunity in Coconino Estates - on one of the quietest, yet most convenient streets in the neighborhood: 1319 N. Aztec.
View not impaired by forest fire or flood on this lovely, extremely-well-built, Timberline home. Hydronic in-floor heat and panoramic views. Don't miss: 11465 Crisp Hill Road.
Ten-year old, single-level Country Club home in great condition. Open floor-plan, vaulted ceiling. Backs state land. Under $150 per square foot! 2002 N. Fox Hill Road
You will not believe the quality of this home and Barnmaster barn, which is offered at under an amazing $107 per sq. foot (subject to bank, short-sale approval). Five acres off of Elden Springs Road - 9850 Shadow Trail.
Thanks for your attention, and good luck!
