Arrowhead Lakes Homes

 

So many people are talking about the real estate market with many varying opinions.  My opinion, buy, buy, buy.

It is currently a buyer's market. Some may disagree, because we are having bidding wars on many of the foreclosure and short sale homes on the market, but I look at it a little different.  Yes, technically when you have multiple bids it could be considered the seller's advantage, but if you are the buyer and you really want the home, you can afford to bid up as much as ten percent, in most cases and still get a better deal then you would have ten years ago!  So really who's market is it?

Arrowhead Lakes is where I reside and I must say the deals have never been better.  If you were looking at Arrowhead Lakes homes in 2006, you would have been paying as much for a vacant lot then you would pay for one of today's Arrowhead Lakes homes. 

Arrowhead Lakes homes sales have flattened out over the last few months and I anticipate they will stay where they are plus or minus a few percent for the next 4 to 6 months.  What I don't expect to see is any more dramatic drops like we saw throughout 2009.  Arrowhead Lakes homes are at an all time low and now really is the right time to make your move.

I have lived in both Scottsdale and Glendale and I have found in my experience that they both offer many of the same amenities and I would not rule out either area.  However, that being said, you simply can't buy as much home in Scottsdale as you can in Glendale.  If you find a comparable neighborhood in Scottsdale, as Arrowhead Lakes in Glendale you will find the Arrowhead Lakes homes are going to run about 20% to 40% less for the same house in the same type neighborhood.  No, this is not an exaggeration, it really does cost that much more to have a Scottsdale zip code.

Below on the left is a 3,350 s.f. home in Arrowhead Lakes, Glendale and to the right is a 2,450 s.f. home in Grayhawk, Scottsdale.  They both are very well appointed and have mature landscaping with pools.  The kicker, The Arrowhead Lakes Home has 900 additional s.f., lower property taxes and sold in Oct. 2009 for $275,000.  The Grayhawk home in Scottsdale also sold in Oct. 2009 for $415,000.  That's a smaller home by 900 s.f. that cost approximately 30% more.  The cost difference is actually higher if you consider the extra 900 s.f. in the Arrowhead Lakes Home.

So you can see, unless money is not an issue, and for most people in this economy it is, the obvious choice is to go with the Arrowhead Lakes Homes.  Apples to apples it's a best buy for the buck.

Search The MLS For Foreclosures In Arrowhead Lakes Glendale

 

This is not going to give anyone a whole lot or insightful information that will be life changing.  It's just a blog post with information about how you can search the MLS for Foreclosures.  I have been in the Real Estate industry for 15 plus years and I could go on and on with a bunch of statistics about the market the economy, etc...  I can feed you a bunch of charts and graphs from a bunch of sources you've never heard of and I probably will again in future posts, but I just don't feel like it today. What it all boils down to is common sense.  Foreclosures are going like hot cakes and for good reason.  They will never be this cheap again.  Now I have to put the term search the MLS for Foreclosures in this post many times over or you will never even read this material, because it will never come up in your google search.  So please, if you googled search the MLS for Foreclosures, click this link search the MLS for Foreclosures and I will get you the access you need.  If you actually search the MLS for Foreclosures on my web site, I will be able to help you get the absolute best value possible. 

Because I have a background as a Custom Home builder / Licensed Contractor for over 8 years, I can assure you your purchase will be a wise one.  To many uneducated buyers are making purchases on foreclosed homes and are ending up paying dearly because the foreclosures are sold with no disclosures from the banks.  (Sorry, I have to do this again),  Search The MLS For Foreclosures.  So if you are in the market for a home purchase and want to do it the right way please, either contact me here or find another qualified Realtor to watch your back.  There are some great deals out there and there are some very bad ones.  You really need to know the difference.  Oh by the way, did I mention Search the MLS for Foreclosures?

I have lived in the Arrowhead Lakes area for 9 years and I think it is one of those areas where you get the best bang for your buck.  Yes, there are a few other places in the valley I could recommend but I'm partial to Arrowhead lakes, I live here.  See my previous post for a little information on the area.

Before you begin reading this blog post, let me address anyone who is just looking for access to listings of homes for sale in Arrowhead Lakes.  Simply go to my website, give me an email address, name and you will have access to all homes for sale in the entire valley.

 

And now for some thoughts on Arrowhead Lakes in Glendale, Arizona.  For those of you who don't know, Arrowhead Lakes is home to some of the most affluent residence in all of the cities in the Phoenix Metro Area per capita.  Sure, there are many people in other parts of the valley that have more cash, but there are more Millionaires per capita living in the 85308 area code than any of the other local cities.

 

Why you say?  Well, for starters, it's a beautiful place to live with lakes, hiking trails, golf courses, shopping and many nearby facilities.  For example, 10 minutes from the new Cardinal's Stadium, 5 minutes from the Professional Baseball Spring Training Facilities and many, many more things to see and do.  Another big reason to look at Arrowhead Lakes homes for sale is you simply get an amazing bang for your buck.  Hence, the Millionaires.  They didn't get that way by being stupid with their money.

 

There are also several other Arrowhead neighborhoods that make up the entire Arrowhead Ranch Community. These neighborhoods are also full of beautiful homes for sale, mature landscaping and many of the other amenities already mentioned above in Arrowhead Lakes. Check here for some information on the local area like schools, maps etc...

 

If anyone is looking at homes for sale in the Northwest Valley there are many homes for sale in the Arrowhead Ranch communities that are priced incredibly low, not only compared to what they were before the real estate collapse, but also compared to the Northeast Valley which is what many savvy home buyers have compared Arrowhead Ranch to.

Here are just a few photos of the beauty that the Arrowhead Lakes area has to offer.

In the above Photo, if you take a peek to the left, you will see homes.  That's because the Arrowhead Country Club is set within the neighborhood, so all of the residence can enjoy the beauty. Below is a peek at the back of the Arrowhead Country Club Clubhouse, which has a full list of amenities from fully equipped fitness center, a casual and elegant dining facility, three pools, spa services, 10 lighted hardcourt tennis courts with 1 stadium court and of course, golf and many, many other programs and facilities to offer.

It's pretty obvious that there are some great reasons to live in one of the Arrowhead Ranch Communities and there are many incredible deals out there on homes for sale that are hard to pass up.  If you are even remotely contemplating a home purchase in the near future, the homes for sale in the Northwest Valley are a must to explore.

In my opinion, this is by far one of the best times in the last decade to be looking at homes for sale and I don't believe you will see homes for sale this inexpensive for another 15 to 20 years into the future. So, if you have ever thought of investing in real estate, I believe you have about a 6 to 9 month window in which to really purchase homes for sale at the absolute lowest it will be for a very long time.
