Here is some good news for the west valley a settlement was finally reached between state and county officials over construction of single-family homes near Luke Air Force Base. The settlement requires a county ordinance prohibiting development of single-family homes in high-accident and high-noise areas around Luke, Luke Aux 1 and Gila Bend Air Force Auxiliary Field.

Putting an end to the disagreement between the State and the Maricopa County Board of Supervisors that has gone on for several years was seen as critical in bringing the F-35 to Luke. As we all know Luke brings over 2 billion dollars to the Arizona economy and is extremely important to the west valley.

Camelot sells remaining Cortile lots in Palm Valley

Camelot Homes has sold their remaining lots in Cortile at Palm Valley to Meritage Homes. The only other information communicated at this time was that Meritage Homes will be building homes that conform to the guidelines set up by the Master Developer of Palm Valley and the City of Goodyear. This is of course disappointing news to the existing homeowners in Cortile, who will just have to wait and see what product Meritage brings to Palm Valley to build out Cortile.

Encouraging Growth numbers for the Southwest Valley

Encouraging news for the Southwest Valley has come out, population figures show the Southwest Valley kept growing in 2009, although much slower than in recent boom years.

According to the Arizona Department of Commerce, Avondale, Buckeye, Goodyear, Litchfield Park and Tolleson grew by an average of 2.3 percent in 2009. That's down from a 7 percent average a year earlier.

Over the past decade, Southwest Valley cities have nearly tripled in size.

There are 203,625 people living in the region's five cities now, up from 70,115 people in 2000. Avondale alone has nearly 77,000 residents today.

AVONDALE

Population: 76,900.

Avondale grew 0.3 percent in 2009, compared with 4.2 percent two years earlier.

BUCKEYE

Population: 52,764.

Buckeye has seen the region's steepest drop-off in population growth, considering how it mushroomed during the boom years.

GOODYEAR

Population: 61,916.

Goodyear grew 4.2 percent last year, compared with 12.5 percent two years ago.

Home resales surged to the highest level in nearly three years, reports seem to indicate this is a reflection of the extraordinary level of federal support that has pulled the housing market back from the worst downturn since the great depression. I'm not sure that I'm convinced that is all there is to it, many of the home sales I see are to either investors or individuals that see a good value in buying now, most of whom are not taking advantage of any federal assistance program.

The National Association of Realtors says sales rose 7.4 percent to a seasonally adjusted annual rate of 6.54 million in November, from a downwardly revised pace of 6.09 million in October.

Sales were 44 percent above last year's levels, a record jump. They had been expected to rise to an annual pace of 6.25 million, according to economists surveyed by Thomson Reuters.

The median sales price was $172,600, down 4.3 percent from a year earlier, and up 0.2 percent from October.
