Merry Christmas and Happy New Year!
The Holiday season is upon us once again, a time to reflect and be thankful for all our family and friends. 2011 has been a year of ups and downs for our economy, our country and our brave soldiers in Afghanistan and Iraq.
So many of us forget our troops efforts and the reason we were over there fighting in the first place. If you ask my son he would say "all we want is the support of the American people and for them to remember we are over here to defend their freedom. Hopefully people will never forget the attacks levied against our home land and the innocent people that died on 9 - 11 and those brave hero's on flight 93. I didn't have to fight for my county but I choose too along with many others because we believe in America and everything our great country stands for!"

I've shared this not because I believe our troops don't receive support from those that truly understand their sacrifice but because of the inspiration it provides each of us going into the New Year. With continued efforts from all, innovation and sound decision making within our political bureaucracy our country will remain great and 2012 will be a better year for all!
So are we are starting to see light at the end of the tunnel. Our troops from Iraq have come home to be with their loved ones and my son will be returning from Afghanistan in late January if everything goes as planned. Though the economy still has along way to go and many families are still struggling we all can have faith and hope that 2012 will be better. The truth of the matter is there are still many more foreclosures and short sales that have to be sold before our real estate market makes a complete recovery. Sales have shown some signs of improvement over the last seven months but that is in retrospect to 2010 so thats not really saying much. We are on track in 2011 to have one of the very worst years in real estate sales ever. With unemployment at 8.6% and people still cautious about their personal finances and job security it stands to reason that we have a little ways to go.
Buy low, sell high.... well I guess if that is your philosophy this might be a great time to buy if you have the desire to do so. Most that have bought have been satisfied and believe in time the American dream will be alive and well, even if it takes a few years. Some home prices are now selling below their original cost to build them. I mean honestly could you build a home for $40, $50 or 60 dollars per square ft. Then there is that little thing called interest rates - well there at 40 year lows too! (3.91%) Lets put that into perspective.
A home in 1980 with 1234sq ft.which cost $67,900 at $55.00 per square foot Financed at 12% interest with nothing down would have had a P&I Payment of $679.00
A home in 2011 with 1800sq ft.which cost $87,900 at $48.83 per square foot Financed at 4.5% interest with nothing down would have had a P&I Payment of $440.82
Hum, seems to me that's a pretty good combination, but I'll let you be the judge of that.
As far as the Kingman Arizona market we are continuing to see signs of improvement as well. At one time we had upwards of 800 single family homes to sell but as of today there are 306 single family homes and 93 manufactured homes for sale in Kingman. If these trends continue 2012 should see continued improvement!
Pool Home - Currently on the Market - Offered at $244,900

Historic Route 66
From Chicago to L.A. Route 66runs more than two thousand miles and were part of the lyrics of the famous song "GetYour Kicks on Route 66." Kingman Arizona is at the heart of thelongest stretch of this famed highway still in existenceand intact. That stretch begins just east of Seligman and passes through such towns as Peach Springs, Hackberry, and Oatman en route to the California Border.

The foundation for both the community of Kingman andthe 'highway' was laid hundreds of years ago.Native Americans who lived in thesurrounding desertsand mountains, originally forged the path that was to becomeRoute 66 as a trade route to the Pacific. In the mid 1800's, the path became a trail (under theguidance of a military surveyor) that would eventuallycarry a nation westward. The 'National Old TrailsHighway'was the result and with continued improvement,it was renamed 'Route 66' in 1926.With the unprecedentedprosperity of the postwar years, Route 66 becameone long neonavenue from Chicago to L.A. Through theyears, the highway has had many names 'The Main Streetof America,' 'The Wire Road,' 'The Will Rogers Highway,'and the 'Mother Road' to name a few. Songs and televisionshows immortalized it and Kingman was at theheart of it all. By the 1950's, withthe increase in traffic came the'National Interstate HighwaySystem.' One of the newinterstates was to be I-40,which would parallel Route66 in many places cover it inothers. As many towns were diminished so ended a way of lifefor many of the communitiesalong Route 66 but route 66 is still alive and well in Kingman.
