Market Statistics: Buying and Selling Homes in Gladden Farms, Marana

Nothing like starting out the new year examining the statistics and getting to know our local communities and homes for sale Tucson and Marana.

My last market report for Gladden Farms was posted in September, so today we'll take a look at what's been happening the past three months, October through December.

Currently there are 69 homes on MLS, (Tucson Area Realtors multiple listing service) listed as ACTIVE, ACTIVE CONTINGENT, (under contract) ACTIVE CAPA, (wanting a BETTER contract) PENDING, (all contingencies are met and it's smooth sailing to closing day) and SOLD. This is down from Septembers number of 124 total on MLS.

• 19 of the 69 are ACTIVE homes for sale Tucson (Marana) (average price per sq. foot $80.87)
• 4 are ACTIVE CAPA (Avg. price sqft $69.63)
• 15 are ACTIVE CONTINGENT (Avg. price sqft $69.09)
• 6 are PENDING (sqft. $77.48) and,
• 25 are SOLD! (avg. sqft $72.65) This is really good news because it shows that the market is moving in Gladden Farms and inventory is thinning out. (Good for sellers, buyers better move quickly!)

Also of note, the average sqft price of homes sold of $72.65 is up from last quarter's average of $69.70. It boils down to a difference of almost $6000 more for the same 2000 sq. foot home in gross return.

Of the 19 homes ACTIVE, 10 are new construction. Richmond American, Lennar, and Pulte are busy building new homes in Gladden Farms, Marana, AZ.

Average days on the market are 41 for ACTIVE, 62 from CLOSED.

Gladden Farms, Marana, AZ is an immaculate, well-maintained community with pride-of-ownership reflected in the landscaping, parks, walkways and common areas. The homes have tile roofs, frame stucco construction, and professionally landscaped front yards. Homes are aged from 2005 to the present, as new construction homes are available throughout Gladden Farms.

Enjoy the Ora Mae Harn park nearby, with community pool, or the Gladden Farms Community Park with Baseball and soccer fields. Sunrise over Cotton

Out having a blissful walk before sunrise this morning, gearing up for my day and enjoying the birds.

Ever hear of Pima Cotton? We're Pima County, and we're surrounded by Cotton Fields here in Marana near Gladden Farms, and I'm thinking that makes us Pima Cotton. I love cotton sweaters in the fall and winter - the natural fibers don't scratch, itch, make me sweat...just comfy and cozy.

I'm looking forward to today. A difficult and challenging escrow for a lovely young couple has come to a close and they're signing docs this afternoon. When the Deed issues were finally resolved just two days before my clients' final deadline, loan lock, amendment extension, etc...Fairway Mortgage with Hal Timinsky and Landmark Title with Stacey Bergacker out of the Phoenix area came through the crunch and worked absolute magic.

Sorta puts a whole glow on the end of the transaction.

Market Statistics: Buying and Selling Homes in Gladden Farms, Marana

September 2011 (Last report April 2011)

• 124 homes listed on MLS as ACTIVE, ACTIVE CONTINGENT, ACTIVE CAPA, PENDING, and SOLD
• At posting time, 20 homes are ACTIVE and for sale in Marana (Tucson) AZ, down from 31
• 8 of the 20 available homes are new construction
• In the last six months, 67 homes have sold versus 60 during a six month period prior to April, 2011

ACTIVE listings are priced from $106,000 for 1251 sqft to $234,900 for 5 bedrooms and 2880 sqft, averaging a list price of $80.27 a sq. foot. This is up from April's price of $79.57

SOLD listings are selling for $69.70 a sq. foot, so on average they are selling significantly lower than they are currently priced. The median home price during the past six months is at $129,800. This continues to drop from earlier in the year when the average sold price was at $72.36. I believe the reason for this is because only one of the current existing construction homes for sale is NOT a short sale or REO, bank-owned property.

To make it easier to understand, imagine a 2000 sq. foot house. At Gladden Farms current average, you could expect to find that property averaging around $139,400.

What's sad is, these affordable prices do not reflect the value that is Gladden Farms. Gladden Farms is a well maintained, immaculate community. New construction is booming with Pulte, Richmond American, Lennar, and others all building in the area. Homes are aged from 2005 and later, so many are still under builder warranty.

Home buyers can expect cozy 2 bedroom homes or sweeping, 5 bedroom homes over 3000 sq. feet, one and two story elevations. Lots range from .14 to .36 of an acre, so there is plenty of room to build a pool, if you haven't found the home you are looking for with one already constructed.

All in all, Gladden Farms is a community filled with fantastic buying opportunities. The surrounding parks, greenways, play areas, picnic spots and recreational activities make this a lovely community within which to live. Community shopping, schools, future park and recreational facilities are all a part of the Gladden Farms Community Plan.

Dancin' in the Rain - Storm Cell Moves through Tucson and Marana

The power went out again this weekend for a few hours and it's always fun to take a little walk and see how many folks come out of their homes. In the peak temperaturs of summer, I swear it's the only time you see families come outside!

It's a master-planned community, so all water runoff drains lead to these lovely greenbelts with grass, paved pathways, play areas and exercise facilities.

Kids and adults alike were running barefoot through the warm water.
