There are approximately 2500 homes in this wonderful subdivision which has nice expansive common areas of grass and water and desert landscape. Maricopa homes for sale in November. There are 262 Maricopa homes for sale in the Multiple Listing service. The median price of Maricopa homes for sale is $134,900.

51 Maricopa homes for sale are short sale listings (20%). The median price on those is $95,000. Mostly listing prices on short sales are not approved yet by seller's lender and often close at a higher price. 37 Maricopa homes for sale are lender owned/HUD owned homes. The median price on lender/HUD owned homes is $99,900.

The remaining homes on the market are non-distressed properties. About 7 out of 10 in this category were sold within the past 12 months. Those are flips that are typically in great condition with new paint and carpet, tile, stainless steel appliances, new blinds, fans, lamps etc. The median price on non-distressed properties is $145,000.

In conclusion I expect that low priced distressed properties will climb in price because they are in high demand. It has become increasingly difficult for buyers to get offers accepted on low priced distressed properties.
