Rancho El Dorado is Maricopa's only golf course community. The city of Maricopa is located 20 minutes South of Chandler. The Duke golf gourse is in the center of Rancho El Dorado and homes are located around and on the golf course.
Rancho El Dorado was developed as a master planned community by 9 home builders. Buyers can choose between a lot of floorplans, elevations and price levels.
The main entrance of Rancho El Dorado golf course community is lined with tall palm trees that lead up to a lake with fountains and a small park with a play ground. Rancho el Dorado Parkway goes all around the community with side walks for residents to stroll and enjoy the beauty of the community.

Maricopa children can visit with Santa and his wife each Friday, Saturday and Sunday beginning November 25. Mr. anc Mrs. Claus invite residens to come by between 6 pm and 9 pm at 44267 W. cypress Lane in the Desert Cedars community which is located South of the train tracks on the East side of John Wayne Parkway.
Please bring a toy or sfood items for F.O.R. Maricopa's food bank that helps families in Maricopa. Santa is taking childrens' wish list and parents have an opporunity to create digital memories (photos :-)
On Friday, November 25 Santa will arrive at 6 pm with support from the Maricopa fire department (sirens and all..). Last day will be December 23rd.

Aricona's largest family entertainment center broker ground.
The largest entertainment center in Arizona is about to be built in Maricopa. The Ak-Chin Indian community landed the project and Ultra Star cinemas will manage it. The 162,000 square foot complex will include a 12 screen movie theater, 24 bowling lanes. laser tag and restaurants. The locaton of the entertainment center will be right next to the Ak-Chin Casino and Resort in Maricopa.
Members of the Maricopa City Council, Chamber and the Ak-Chin community were among the attendants of the ground breaking ceremony last week. The entertainment center is expected to bring 200 jobs to Maricopa.
The Ak-Chin Indian community opereates the Ak-Chin Casino Resort, Santa Cruz Commerce Center and Southern Dunes Golf Course in Maricopa.
The opening of the entertainment center is expected for Fall 2012.
This is another important step in the economic development of Maricopa. Other projects currently under construction are Banner Health clinic and Central Arizona College campus. City Hall building and Aquatic Center, dog park, Multi-generational center are in the planning stages.

The market has stabilized a bit over the past few weeks. After the inventory if subdivision homes for sale reached an all-time low of 217 two weeks ago, the number has bounced back up to 231. Since the number of short sales and lender owned properties has remained relatively the same, the increase is most likley due to an influx of investor owned properties as more homes appear to be available at the daily Trustees Auction. All this being said, I expect the numer of homes for sale in Maricopa AZ to continue to decline over the next few months as seasonal buying activity increases.
ACTIVE LISTINGS: 231, up slightly from 226
SHORT SALES: 46, down slightly from 48. Buyers continue to have no choice but to target short sales as the lenders continue to hold onto their shadow inventory and have slowed their rate of new foreclosures.
LENDER OWNED: 28, stable from 29 As mentioned previously, the lenders appear to be slowing their rate of foreclosure. In addition, lenders have always implemented a "Holiday" moratorium on foreclosures so I would not expect this number to increase but, in fact, decrease in the very near future.
HUD HOMES: These foreclosures of government backed loans (FHA, VA) continue at a slow pace. Because they are traditional priced about 10% lower than market value, the ones that do become available receive immediate multiple offers. The first 30 days, bidding is limited to owner occupants only.
AWC (short sales with offers): 213, up from 209 As stated earlier, buyers have no choice but to target short sales. The good news is that lenders appear to be streamlining their processes and offers are not taking as long to receive a lender response. Still expect at least 60 days for a response.
PENDING: 244, down from 251 This number has remained relatively constant since the beginning of October. With the influx of seasonal buyers, I expect this number to begin to increase soon. The Holidays may slow things up a bit but Pendings will dramatically increase shortly after the first of the year.
CLOSED: 34, stable from 33 Not a particularly strong number but a consitent one for this time of year.
