Willow Valley Marina On The Colorado River in Mohave Valley AZ 86440 ~ a tiny inlet off the Colorado River in the deep water area (translation: no killed propellers!) of Mohave Valley, AZ 86440, 5 miles south of the Avi Resort on the AZ side is a unique area in that there is no other full service marina on the Colorado River for around 100 miles on either side.

This private, gated marina serves only the homeowners in about a 3 square mile radius. The Willow Valley HOA dues are . . . hope you're sitting down . . . under 62 bucks a year!

There are three Mohave Valley communities that have Willow Valley Marina privileges:

1. On the east side of 95, between Willow and South Drive are homes only acreage horse and ranch properties which are zoned Ag-Res, and homes only on 9600 +/- SF lots zoned homes only. The streets are named after trees: Cottonwood, Elm etc. Price range: 100-650k
2. On the east side of 95, between Willow and King Street, a mixture of acreage site built and manufactured homes between half an acre and 10+ acres. Price range: 100-500k
3. On the west side of 95, between Commercial and King Street and between Green Valley and Dike Rd, a mixture of site built (custom homes only near the marina that have city sewer and underground utilities) and manufactured/mobile homes. The streets are mostly named after birds--Mockingbird, Oriole, Quail etc. Price range: 35-500k.

* Evergreen Addition/Rio Vista Estates

Evergreen Addition /Rio Vista is a popular area among the California boating crowd. The mixture of site built and manufactured homes between 95 and Green Valley off King Street have some city sewer properties and most of the lots are 9600 +/- SF so there is room for toys. The homes are a bit newer in general and there is greater uniformity than with some of the other areas. The streets are all named after trees--Aspen, Peppertree, Smoketree etc. Price range: 50-300k.

* Cimmarron Lake

Cimmarron Lake has an additional 30/month HOA dues in addition to the 61.22 annual Willow Valley Club Association dues. This site-built homes only area with custom homes, city sewer and underground utilities is a popular suburb for those who want the uniformity of homes only but also want the Willow Valley Marina privileges. Price range: 100-250k.

And it's amazing . . . the Association's phone number is STILL THE SAME ONE (different area code as the state grew and more were created--but the same number!)

Willow Valley Marina has a live-in caretaker who polices the area 24/7/365. The marina is gated and homeowners have card keys to access the area. If you are a property owner who rents out the property, you and your tenants will each be entitled to a key and a boat sticker--which makes it a desired area for investors as well as renters. The community has specific requirements for boats to be allowed access within the gates of the marina.

There are 2 white sandy beaches (one is buoyed off in a no wake zone for those just wanting to relax and soak up sun!), day use boat docks, BBQs with grass and cabanas for picknicking, even phones and public restrooms. Two beautiful launches AND a trailer area where you can leave your trailers all day.

Here's a secret the locals know and you probably didn't--until just this moment:

You don't have to pay a fortune to splash down at the beautiful Colorado River!

We have a couple of GREAT public boat launches here in town--you can go to the Avi or Riverside Resorts, Rotary or BHC Community Park. Fight the crowds and pay in most places. No matter where you live in Bullhead City 86442, Fort Mohave 86426 and Mohave Valley 86440, AZ, those are options.

And there are two ways to own Bullhead City real estate and conveniently hit the River on YOUR time and terms:

  1. For apx 500k to 2m, become the proud and envied owner of one of our custom riverfront homes. (I can help you with that!) With many of them you will need to launch your boat at a public launch to get it to your dock, however. (Riverfront land is extremely valuable and most of the parcels are quite small (under 1/4 acre) And a big custom riverfront home with some garage space takes up most of that.

BUT YOU CAN ALSO:
