These are the latest statistics for the New River Arizona Real Estate Market. Comparing a year ago to February 2nd of this year, the chart tells the story.

We have nearly the same number of active listings today as a year ago. Days inventory is also about the same. There is a significant increase in price per square foot and a very small decrease in sales price as a percentage of list price.

Market Report: New River Arizona

New River is a 70.8 sq. mi. area north of Phoenix. Founded as a stagecoach stop in 1868 and named after the seasonal wash which appears as a “new river” with rain, this long-established rural area could not have imagined becoming a target for Phoenix annexation a couple of decades ago.

Today, there are 57 active listings. Least expensive is a mobile home on an acre for $54,000.00.

The market highs are a couple of lovely homes priced at $649,000.00 there are homes priced between those extremes and anyone seeking a home in this rugged, lovely part of the state can find a home here now.

Prices per square foot are rising, while inventory is falling. Days on market continue to diminish and absolute number of sales is down, in part, due to lower inventory. Final sale price has ranged from 96% to over 100% of list price in the last few months.
