New Home Sales Rise In November; Hint At Strong Winter 2011

Timothy George - Arizona Mortgage (602) 492-6847: Loan Officer in Chandler, AZ

New Home Sales (Nov 2009 - Nov 2010)Like most housing data in November, the most recent New Home Sales report showed sales volume increasing last month, and home supplies falling.

According to the U.S. Department of Commerce, sales of new, single-family homes increased to 290,000 in November on an annual basis, a figure equal to the New Home Sales 6-month rolling average, and a 6 percent improvement from October.

At the current pace of sales, the national supply of new homes for sale will be exhausted in 8.2 months - a strong 0.6-month improvement from October.

This data is consistent with the most recent Existing Home Sales report. It showed sales volume rising 6 percent, too, and a similarly-strong inventory drop.

For the housing market in Scottsdale , it's another step in the right direction. Since May's post-tax credit plunge, home prices have stabilized and a foundation for growth has been built. Home builder confidence data highlights this point.

Also interesting in the November New Home Sales report is the volume breakdown by price point. Less expensive homes powered the market:

  • Homes under $200,000 : 47 percent of all sales
  • Homes between $200,000-$299,999 : 29 percent of all sales
  • Homes between $300,000-$399,999 : 14 percent of all sales

Luxury homes accounted for less than 2 percent of sales last month suggesting that builders count first-time and move-up buyers as their core market.

As 2010 comes to a close, housing looks poised for a rebound. Sales in all categories are improving, relative to 6 months ago, and the economy is improving. In conjunction with rising mortgage rates, the best time to buy a new home may be now.

What's your New Years Resolution?

Timothy George - Arizona Mortgage (602) 492-6847: Loan Officer in Chandler, AZ

Last night I took my two daughters to Glendale Glitters in downtown Glendale, Arizona. We ate at a small restaurant called Bitzee Mamas in the downtown area. It was a great little restaurant and very reasonably priced. Right in the middle of dinner, my fiancè asked me, "So what's your New Years Resolution?" I thought to myself, New Years Resolution? What? Already? It's already been a year since my last "New Years Resolution"! Wow, how time flies when you're making money and having fun! Last year my new years resolution was to lose 45 pounds. I had completed my goal within 3 1/2 months. So what's going to be my challenge this year? This year I've decided that I want to double my business for 2011! That's right! I said it, DOUBLE MY BUSINESS FROM 2010 TO 2011. As a lender of mortgages in Arizona and California, how can I double my business? I've thought this through for most of the day and have come up with a couple of great ideas that I think might be the answer and here they are:

  1. I am going to help my referral partners to double thier leads from 2010
  2. I am going to commit to teaching 4 CE credit classes a month to REALTORS®
  3. I am going to generate leads using the tools taught by my IMSDesignation
  4. I am going to commit my time to learning how to build better blogs
  5. I am going to help my assistant succeed with our business

I think and truely believe that the best way to better my odds of success is to help others succeed with their business. I think that one of the best examples of this is a member of ActiveRain named Jennifer Prestwich. She created a group on ActiveRain called "31 days of December challenge". The challenge is to do at least 1 thing per day that will help improve your business for 2011. I think that Jennifer's idea is awesome. It helps people like me challenge myself to improve my business. I also think that it helps her to learn and better her business for 2011. (Not to mention, it's worth 3,000 bonus points too!)

I also need to meet more referral partners by teaching CE classes. The fact of the matter is I've only been in the industry for 3 years and I just don't have enough people referring me business yet. I learned a while ago from a guy named Fred Kron from Educate2Earn. Educate2Earn is a marketing plan that Fred put together to help Loan Officers like myself to get infront of REALTORS® and market themselves. We teach CE classes for 3 hours at a time to 30-150 agents.

So now that it's that time of year again, I challenge you! What is your New Years Resolution? Here is a list of the most popular New Years Resolutions:

  • Drink Less Alcohol
  • Get a Better Education
  • Get a Better Job
  • Get Fit
  • Lose Weight
  • Manage Debt
  • Manage Stress
  • Quit Smoking Now
  • Save Money
  • Take a Trip
  • Volunteer to Help Others

What ever you decide, it's a great decision, as long as it makes you and your family happy. Hopefully we can all complete our goals for next year. Thanks for taking the time to read this and have a happy, prosperous New Year in 2011! And great luck selling next year everybody.
