A couple of things stand out right away. Active listings while up just a tick over this past month are down by almost half over the previous 2 years.

Sales per month and sales per year are up dramatically when compared to the past 2 years.

Days of inventory is down substantially when compared to last year and less than half the available inventory 2 years ago.

Monthly Sale $/SF is up slightly over last month, last quarter and last year but down from 2 years ago, and your can see the Annual and Recent Appreciation meters both showing substantial increases.
