Recently, an e-mail hit my in-box that a lead had been sent my way on one of my short sale listings in Scottsdale, AZ. Since I happened to be in front my desktop, I contacted the prospective buyer right away. We chatted briefly wherein I explained that the property was under contract, but I asked if I could locate something else for him. I need to add here that our short sale listings reflect as Active on public sites, but to our MLS community the listing does reflect we are waiting for bank acceptance.

Anyway, I sent this buyer some listings and we visited 4 of them thePhoenix Condo for Sale next day. On the 3rd day, I arrived at one property early. While waiting in the parking lot, another car parked and they hopped out and visited the "clubhouse" building. Not seeing anyone inside, he stopped at my car and asked if this was the leasing office. To which I replied, "No, there isn't one." I went on to explain that this condo complex had been an apartment complex previously but went through the "condo conversion" process a few years back and now they were sold individually.

Interested to know if I could be of assistance, I asked him if he needed help in finding something. He said yes, and the conversation continued. Since I asked and he didn't have a realtor, we went on chatting about renting vs. buying. And since my client, who hadn't arrived yet, was interested in buying, I could explain the market in that development. I also happened to have the list of rentals for the community as well and could explain the interiors of the units. So, I have a new client who is thinking of buying instead of renting because I happened to have all of the data with me and could answer all of his questions.

My motto has always been be prepared for any question, no matter what topic, on the same property. Whether it's for rent, for sale, the taxes, the neighborhood, anything. You just never know who you'll run into. Knowing your market is as critical as knowing a driving route.

The Great Phoenix Real Estate Market is trending upwards. It may not sound like that if you listen to national news but you must keep in mind - Real Estate is Local. It's important to pay attention to our local Phoenix real estate data and make your choice as to whether buying or selling a home makes sense for you based on this data - not national real estate data.

Why Does FHFA Want To Turn 4400 Phoenix Homes Into Rentals?

If you’re looking for a home in the Phoenix area, you already know it’s tough to find the right Phoenix home for sale. Guess what? More government meddling in the housing market is about to yank about 4400 homes off the “available” list, even though potential buyers are wrestling over the slim pickings available right now.

In a post I wrote last week titled "Why is Finding the Perfect Phoenix Home So Difficult Right Now?", I told you just how hard it can be to find the right Phoenix home for sale. There are about 4,400 REO properties –real estate industry jargon for repossessed homes – in the Phoenix area. There’s a good chance these homes have already cost government agencies dearly. (By extension, that’s you, Dear Reader, because your taxes help fund government spending, along with what is borrowed each year.)

Is there a difference is sales price for normal/traditional home sales vs distressed home sales? I've been asked this question quite often this past few years. And yes there is a difference between the type of sale and the sales price. There also can be a big difference in the condition of the homes in normal sales vs distressed sales. Many people want to jump on the wagon and buy distressed properties but there are inherent risks in doing so as the properties are sold in AS-IS condition. It's up to the buyer to discover any defects during the home inspection period and determine if the low price vs the cost of repairs is worth it. Sometimes it can be a great bargain - and other times a distressed sale can turn into a nightmare for years to come.

As shown. Greater Phoenix Normal/Traditional Sales had a high of $149.19 per sq ft in Jan 2009, a low of $102.11 sq ft in Oct 2011 and currently is at $108.60 per sq ft.

Greater Phoenix Distressed/REO sales had a high of $75.10 in Dec 2009, a low of $60.55 per sq ft in Apr 2011 and is currently at $66.75 per square foot.
