Saturday, January 23, 2010 PRESCOTT VALLEY - A Los Angeles-based developer and a New York City-based real estate company have formed a joint venture to finish the StoneRidge subdivision here.

Shea Homes and Angelo Gordon Real Estate Inc. recently bought the 18-hole golf course and homeowners association center, along with more than 1,000 future home sites and other undeveloped land in StoneRidge from Tempe-based SunCor.

Shea Homes and Angelo Gordon also bought four other master-planned communities from SunCor, a subsidiary of Pinnacle West of Phoenix. Shea Homes and SunCor officials declined to disclose the StoneRidge sale price Thursday.

I have a new webpage that features a great video describing the new town of Prescott Valley, Arizona. As mentioned in the Video by one of our Founding Fathers, Bill Fain, Prescott Valley had its first election in 1979.

The Town of Prescott Valley began to develop in the late 1970's after real estate developers bought the land from the early settlers to the area: the Fain Family. Lured by plentiful sunshine and mountain scenery, people quickly came to the area and put Prescott Valley on the map. Although the community is young compared to other cities in North Central Arizona, residents are proud of its heritage and continue to contribute to its vision, with a lifestyle to match. Prescott Valley, which is composed of more than 30,000 people, rests between two mountains - the Mingus and Bradshaw Mountains.

During the winter months, it's not uncommon to see the peaks covered in snow, which provides a dramatic backdrop to the city nestled in the valley below. Yet, with an altitude of 5,026 feet, the community experiences a mild four season climate, with 300 plus days of sunshine a year; perfect for exploring the area, either via the town's streets or nature trails.

Prescott Valley is one of the fastest growing towns in the nation, yet remains a quiet community with affordable housing and low crime rate. There are several new developments that make up the diverse housing in the Prescott Valley area including apartments, golf course homes, retirement communities, single family homes and town homes.

I work as a buyer's agent for an active REO agent in the Central Arizona region. My business partner Stephanie Woods often has over 40 listings at any time. So when I get sign calls the first challenge is to figure out what property the potential buyer is looking at. Here is an example of one such call:

Example, Caller: "Yeah I'm calling about your house. It’s a yellow house with a tree in front."

Buyers Agent (BA): What city is it in?"

Caller: It's got a birds nest above the front door."

BA: "Is that in Prescott Valley?"

Caller: "And its right next to my aunt Ethel's house with the 5 wrecked pintos in the front yard".

BA: "Oh yeah, that would be 1234 Ramble Way , let me look it up". Caller: "How much is the rent?".

BA: "....sigh".

Sometimes, even armed with a current property list it can be hard to determine what the caller is looking at. But having an up to date list makes it soooo much easier:)

Short Sale Pricing

There are many ways listing agents choose pricing on their short sale listings. All too often the method involves pullling a price out of nowhere. Rather than doing careful research or a broker price opinion. Certainly listing a home at below market value will get buyers looking at it, but the gap between the list price and market value still needs to be bridged for the lender to agree to the sale.

One of the biggest challenges when working with buyers on a short sale is trying to convince them that the list price is not related to the market value. In a recent Prescott Valley short sale transaction, my buyer offered slightly above the list price of a short sale. My research showed the market value to be about $20,000 above the offer, but I had trouble helping the buyer to separate the list price from the market value.

In the current Prescott area short sale market, I am finding the list price to be less and less important in locating a suitable property. More and more I am working the neighborhood to identify listed homes which seem to be ripe for a reasonable market offer. The traits that identify these properties include; being vacant (more pressure on seller to move quickly), small mortgage - high equity, and sometimes a high number of days on the market.

Once I have identified a few of these suitable for my buyer my next step is to find out where the seller is mentally regarding the value of the property. There are some people who quickly understand that value is decided by the market, not the seller. And of course there are those who have a strong emotional attachment to a home which distorts their perception of value. Experience has taught me to avoid the latter group both as a buyers agent or a listing agent.

For a listing agent the failure to sell a listing seems to have less to do with his marketing skill and more to do with successfully communicating the concept of market value to the seller. Once the sellers understands the actual value and agrees to sell it at that level, the rest is a piece of cake:)
