Maricopa AZ real estate market recovery - a 7 year comparison

MARICOPA COUNTY REAL ESTATE RECOVERY

For those of us who have lived and worked in Maricopa County real estate longer than 7 years, we all remember the craziness of the 2005 real estate market - most homes were receiving multiple first day offers and values were sky rocketing. Today, I am comparing the first 2.5 months of 2005 to the first 2.5 months of 2012 in our Maricopa County real estate. Notice anything similar in the chart below?

In addition to the above numbers taken from ARMLS®, it should be noted that the average DOM (days on market) for 2005 was 84 days while 2012 is only 81 days.

What does this mean to you, the Maricopa County homeowner? It means that now may be a great time to sell your home. The inventory is very low offering limited competition for your home sale. Prices are rising slightly, not at the crazy rates of 2005 but at a sustainable 3.8% on average with some areas seeing even higher increases.

If you're looking to buy a home in Maricopa County, you will need to be prepared to make an offer the first day a home comes on the market. Your offer must have full loan approval or proof of cash for it to be considered over other multiple offers which may come in AND you may need to be prepared to pay more than the list price.

Will prices continue to increase? My crystal ball isn't working today. I do know that our Maricopa County real estate market is low on inventory, the demand is very high, prices are seeing some improvement and the interest rates are still at historic lows.

Phoenix and Scottsdale AZ Luxury Condo Sales – February 2012

Optima Camelview Condos for Sale Scottsdale AZ 85251Below are the results for February 2012 for the Phoenix and Scottsdale luxury condo market. In this report, the luxury condo market is being defined as condos on the market with a list price of $1 million or above.

Pending Luxury Condo Sales - At the end of February, there were no pending sales of luxury condominiums in Scottsdale or Phoenix.

At the conclusion of the month, there were two luxury condos under contract and both of them were at the Kierland Plaza Lofts. The first unit was a 2 bedroom, 2.5 bathroom condo on the 8th floor with 2,090 square feet. The asking price was $1,375,000. The second pending sale was a condo on the 9th floor. It had 3 bedrooms, 2.5 bathrooms and 3,483 square feet. The list price was $2,225,000.

February 2012 Luxury Condo Sales – There were four luxury condo sales in the month February, when at the end of January, there were only two pending sales. This kind of sales number illustrates some of the demand that is now coming back into the market after having been tempered over the last few years.

Two of the four sales were at Kierland Plaza Lofts. The first sale was for a 9th floor, three bedroom, two and one-half bathroom unit with 3,483 square feet. It was listed for 2,225,000 and sold for 2,200,000. The second sale was a two bedroom, two and one-half bathroom unit on the 8th floor with 2,090 square feet. The list price was $1,375,000 and it sold at that price.

The two other sales were in the Downtown Scottsdale/Old Town Scottsdale area and these are the two that closed very quickly. The first was at Optima Camelview. It was a three bedroom, two and one-half bathroom condo with 2,194 square feet. It had been listed for $1,175,000 and sold for $1 million. The other unit was at the Scottsdale Waterfront Residences. This condo had 2,296 square feet, three bedrooms and three and one-half bathrooms. The asking price was $1,250,000 and it sold for $1,150,000.

February 2012 had a great month from a sales standpoint. The two pending units closed and two more went under contract and closed within the month. Of these sales,one sold for list price and the others did not see huge discounts. The Kierland area is still very active after being somewhat quiet in the luxury sales side. And, Downtown Scottsdale got back into the luxury action with sales at Optima Camelview and Scottsdale Waterfront Residences.Unfortunately, the Phoenix luxury condo market remains quiet.

It will be interesting to look at sales activity next month as we entered this month without any pending sales. We may see something similar to February where the sales closed quickly, or we may end the month with a pending sale or two.

The great thing about Cactus League ball parks is that the game is up close, the players, the action it's a totally different feel than the Cathedrals of Major League Baseballs' regular season. You can come to park early to get an autograph or get one after the game and sometimes players that aren't playing that day will sign balls or caps, for kids, during the game.

Spring is in the air and that means baseball in the Scottsdale area as well as wildflower season.

Wildflowers, but we live in the desert. Yes, Scottsdale, Arizona is located in the desert southwest, but every spring the desert comes alive with a multitude of beautiful wildflowers that is like a colorful rainbow surrounding our vibrant city not to mention it is fantastic time to get out and do a little hiking and enjoy all that the desert has to offer.

In order to really take full advantage of the lush desert beauty, one must get off the beaten path and do a little exploring to really be overcome with the shimmery hues of natural desert flowers that bloom each spring. Flowers such as poppies, globemallow, lupine and the sultry crimson chuparosa are all readily available to see during this time. Our desert wildflowers only bloom between March and early April and then the temperature starts to get too warm for them and they die off.

Just north of the Scottsdale about 90 minutes away is Sedona’s Eagle’s Nest Trail. This is an ideal spot to get away from the city and take a nice 5 mile hike along the trail that leads to the big rock vistas and Cathedral Rock. The park also offers free guided tours and the cost for entry is only $10.00 per vehicle.

Go east of the city about the same distance and you can visit Boyce Thompson Aboretum. This is a great place to discover the intricate beauty and many faces of Arizona's oldest and largest botanical garden. Featured are plants from the world's deserts, towering trees, captivating cacti, sheer mountain cliffs, a streamside forest, panoramic vistas, many natural habitats with varied wildlife, a desert lake, a hidden canyon, specialty gardens and more.

If you want to go south towards Tucson, I would recommend you drive to Picacho Peak State Park. Again about an hour’s drive south of the city, you hike the trails that wind up the peak and overlook a sea of wildflowers. The park and surrounding area are known for its unique geological significance, outstanding and varied desert growth, and historical importance. The unique shape has been used as a landmark by travelers since prehistoric times. One of the first recordings was in the 1700s by the Anza Expedition as it passed through the area.

With ideal weather this time of year and the beautiful array of spring time colors throughout the desert, take the time and enjoy the desert wildflowers and other natural treasures we get to enjoy here in Scottsdale Arizona.
