Before I begin to explain the findings in the above chart, allow me to take a moment to define some of the terms.

Active: Listings that are currently listed as being "Active" in the MLS.

Pending: Listings that are currently under contract. This includes both Short Sales and Traditional (non- distressed) listings.

Closed: These are homes that closed escrow during the month of September /2011.

Traditional: These are listings that are "non-distressed" (i.e., not short sales or bank-owned).

Short Sales: These are listings that are marketed/sold for less than what is owed on their respective mortgages.

Bank-Owned: As the title implies, these are listings that are marketed/sold by the bank/lender that owns them.

Other/Misc.: These listings are owner/agent, probate, court approval required, etc.

There are currently 95 Active Listings on the market in Desert Ridge:

70 Are Traditional Listings

13 Are Short Sales

7 Are Bank Owned

5 are Other/Misc.

There are currently 145 Pending Listings in Desert Ridge:

23 Are Traditional Listings

97 Are Short Sales

17 Are Bank-Owned

During the month of September/2011, there were 54 closed listings in Desert Ridge:

24 Were Traditional Listings

14 Were Short Sales

14 Were Bank-Owned

Finally, in the Desert Ridge Homes Monthly Real Estate Report, we will compare month/month cost per square foot for those homes that closed escrow in September/2011:

The Average Price/Square Foot for homes sold in August/2011 in Desert Ridge Phoenix was $107.91 per square foot.

The Average Price/Square Foot for homes sold in September/2011 was $121.00 per square foot.

This represents a 12.01% increase in prices within the community from August/2011 to September/2011! The fact that 24 of the 54 closings were Traditional loans probably had a lot to do with this.

Can Buying A Home in Desert Ridge and Aviano Be Like Shopping For A Baby Gift?

Can buying a home in Desert Ridge and Aviano be like shopping for a baby gift? Yesterday I had to visit a store I have happily avoided since giving a baby shower for my sister Ona over 10 years ago. Normally I would order the gift from a registry online and have it shipped to save time and money and preventing impulse purchases. But I was invited to a client’s baby shower at the last minute, and had to actually go into Babies “R” Us.

Frightened girlAlthough I was a little scared at the prospect of finding a gift for Jennifer’s new baby, I didn’t think too much about it until I walked in the store. Oh. My. Goodness! I thought my head was going to explode! This store at Scottsdale Rd. and Mayo Blvd. in North Scottsdale was almost the size of a Wal-Mart. I didn’t know where to look or what direction to find the items on the registry! The signs didn't make sense! The sea of baby girl pink and little boy blue floating in a world of cuteness had me wanting to stop and examine everything! Could I possibly afford to buy more? I seriously didn’t know how I was going to make it out of there. Luckily, I had a savior in the form of Robin, a wonderful employee who walked with me to find the items and knew exactly where the Posie pack n’ play sheet was. Although that item was not in stock, she directed me to the gift registry kiosk to print out the list and find a replacement.

I would have spent at least 30 more precious minutes there without Robin’s help. That may not seem like a lot of time especially when compared to buying a home in Aviano and Desert Ridge, but who wants to be late to a baby shower and miss the yummy snacks and the chance to win cool prizes? My mission was accomplished, but not without the help of someone knowledgeable who had the information to assist me. Jennifer At Her Baby Shower
