Sun City Grand Market Statistics 2002-2009

 

I’ve really gotten into looking into market statistics. I feel that it is really a great way to educate myself while providing accurate information to my clients and potential clients.

So, I thought I’d take a look at pricing from 2002 through 2008 and compare that to 2009. Interesting stuff. I’ve included my findings below.

Sun City Grand-Single Family Sales-All years compared to 2009 YTD.

% Change= difference in number of sales 2009 compared to each year

% Median Sale Price=difference in sales price 2009 compared to each year

You can see from this chart that the year-to-date median sales price for 2009 is 28.7% higher than it was in 2003. You can also see that the number of sales for 2009 are 37.9% lower than 2003.

The interesting thing you can see is that the number of sales in 2004 & 2005 were more than 50% higher than 2009 year-to-date numbers. However, the year-to-date median sales price for 2009 is 9.1% higher than the median sales price in 2004.

The median sales price for a single family dwelling in Sun City Grand was on the rise from 2003-2007.

What can we expect to see in the year 2010, hopefully a median sales price increase and fewer lender owned properties flooding the market. Time will tell and of course a watchful eye doesn’t hurt to see where we’re headed.

Sun City Grand Surprise AZ Real Estate sales report for November 2009 was just published on my website at http://LEOLINDA.com. In November 2009, there were 11 Sun City Grand golf course properties sold and 30 non golf course properties sold, a total of 41 sales.

The Sun City Grand resale market has dramatically improved and is following the normal market trends for the community. 31 properties sold in August 2009, 16 properties sold in September 2009, 33 properties sold in October and 41 properties sold in November 2009. The resale market traditionally increases each year in November when the winter visitors return, slows in December and increases again from January through May.

There are 3 active short sale property listings in Sun City Grand. 5 properties are awaiting bank approval. 10 short sale properties have sold and closed since November 28, 2008.

We recently had family visit from Vermont.  Boy did we have fun and we even took a jaunt up to the Grand Canyon's South Rim.

We had a blast so I thought I would make a Google Map of our route.  It was absolutely beautiful.

I would say that this is one of my favorite routes to take visitors to really see the diversity of our fine state.

It was fun being tour guides, again.  I never get tired of going to the Grand Canyon either.  Heck, we got married there, any questions?
