Nick Bastian Tempe, AZ Real Estate Agent: Real Estate Agent in Tempe, AZ

This weekend brings another cool event to Tempe Beach Park, the Arizona Aloha Festival. Tens of thousands of people will head to the festival for good food, music, shopping and fun. This family-friendly event will give you a great taste of the islands, don’t miss it.

The photo below is one I shot at a previous Aloha Festival.

Arizona Aloha Festival 2009 at Tempe Town Lake

The AZ Aloha Festival provides awareness and education about Hawaiian and other South Pacific Islander culture and heritage. But, there is so much more! This FREE festival is fun for people of all ages and demographics. Great food, amazing culture, amazing arts and crafts and so much more. Each year, my family and I look forward to attending the Arizona Aloha Festival. My kids love the Hawaiian shaved ice, the dancers and all of the unique crafts, etc. I always enjoy the food, the atmosphere and the entire experience. It is one of our favorite family-friendly events at Tempe Beach Park.

Residents Invited To Discuss Future Of Tempe Streetcar

Nick Bastian Tempe, AZ Real Estate Agent: Real Estate Agent in Tempe, AZ

Tonight, METRO will have an open house to talk to the public about the Tempe Streetcar alignment, proposed station locations, system operations and more.

Open House Details are:

Tuesday, Sept. 6, 2011

6 – 8 p.m. open house

Tempe High School Cafeteria

1730 S. Mill Ave., Tempe

Tempe Streetcar will run between Rio Salado Parkway and Southern Avenue in the Mill Avenue corridor.  It will be built using a mix of regional Proposition 400 funds and federal grant dollars by 2016.

While there have been talks about the Tempe South extension for quite some time, we have recently started hearing more on the dynamics of how the stations can effect our transportation choices and the surrounding neighborhoods.

METRO received local and regional approval in 2010 to move forward with 2.6-miles of modern streetcar in central Tempe. The Tempe Streetcar will run in a one-way loop between Rio Salado Parkway and University Drive, going north on Mill Avenue and south on Ash Avenue.  It will continue to travel north/south on Mill Avenue between University Drive and Southern Avenue.” – METRO Light Rail

The Mesa tribune’s Garin Groff recently wrote a really good article about the future project titled, “Tempe hopes streetcar will help spur economic development.” While the economic development side of the Tempe Streetcar has long been a big focus of politicians and transit planners, it was Groff’s interviews and explanations of some of the things that will be discussed on Tuesday that I enjoyed most.

Streetcar is NOT Light Rail

While there are similarities between the vehicles, the modern streetcar is smaller, the construction process is less disruptive to business owners, it has smaller “stations” and shares traffic with cars. These people movers are much more permanent than a bus line, in that they really do help create a sense of place and will help spur economic development, similar to what we have seen with light rail.

Future Growth?

Yes, it is too soon to tell how the funding will work for future expansion of the streetcar system, but there is already talk of demand for line extensions off of the current streetcar proposal. As we have mentioned, transit funding is scarce and could get even more elusive if things don’t change. While transit geeks like to dream of a more robust system reaching to the TCA or to the Chandler mall, more areas in Mesa or ( gasp ) into Snottsdale, we are faced with the very real realities of politics and posturing for funds that need to magically appear.

A Sports And Entertainment District?

Another idea that has been kicked around is a streetcar extension heading east on Rio Salado that heads past the Tempe Marketplace and towards Mesa Riverview and /or a possible new ASU / Chicago Cubs baseball facility. The current proposal for the Tempe Streetcar line makes a loop at Rio Salado and Mill Ave heading west, but I’ve heard that a “stub” or connection point for an eastbound line will be in place when the current phase is built. When you talk about potential for growth in an area that could see significant change in the future, you might want to think closely about Rio Salado. With a potential move for Packard Stadium and a need / desire to upgrade Sun Devil Stadium, the days of Karsten Golf Course could be numbered. While losing Karsten would suck, there are some who feel the University could get more revenue from commercial opportunities. Obviously, there is a TON of vacant or “under-utilized” land along Rio Salado. Given our economic landscaping, it isn’t likely that we will see any real changes along the proposed line any time soon, but the possibility of linking two malls, a baseball stadium, a new football stadium, Mill Avenue, and Tempe Town Lake together is enough to make more than one urban planner starry-eyed.

For now, we are probably wise to just hope the current Tempe Streetcar proposal gets underway sooner rather than later. Stop by Tempe High School on Tuesday at 6PM to learn more.

More Diversification Coming To Mill Avenue

Nick Bastian Tempe, AZ Real Estate Agent: Real Estate Agent in Tempe, AZ

When you think of Mill Avenue, do you think of old people? Yeah, most people don’t. Soon, that might change as more of us  learn more about Encore on Farmer

Encore is going to be 56 units of age and income restricted living for seniors 55 and older just outside of the heart of the Mill Avenue District. Located on Farmer Street between 6th and 7th streets, this would seem like a pretty convenient location for any age group. Having senior citizens directly west of West 6th is going to bring an interesting mix of people living in the area.

When you think of diversification, do you think in terms of age groups?  Mill Avenue is in the heart of Sun Devil country. Many people think of Tempe as a college town where young people like to have as much fun as humanely possible. If you look, you will find people from many walks of life, for sure. As we get back to a location based real estate market, there has been a big focus on lifestyle, convenience and walk-ability where people are enjoying neighborhood conveniences instead of maintaining a “drive until they qualify” mentality.

Encore on Farmer Tempe AZ
Construction entrance, Encore on Farmer – West 6th in the background:

Recently, I spoke with the developer of Encore on Farmer and heard him say more than once that more and more seniors are looking to live in urban, walk able neighborhoods. The proximity to public transportation is a big draw and our light rail system can help retired adults enjoy access to restaurants, shops, sporting activities, the arts centers and more. Yes, many people think of Mill Avenue as a college area, but living near ASU can be so much more than books and beer bongs.

I can’t wait to see more people moving in to the area from diverse backgrounds and age groups. Urban professionals are coming to the lofts and brownstones in the area, people are retiring to areas where they have easy access to restaurants, shops, public transportation and the arts communities. Downtown Tempe has some amazing neighborhoods just outside of the Mill Avenue District, as well.

This 56 unit project seems to have kind of snuck in under the radar of many people in the area, but construction for Encore on Farmer is already underway and is scheduled ( tentatively ) for a December / January opening.

The Mill Avenue District is undergoing many changes and there will be hundreds of new occupants this time next year. This location for Encore on Farmer seems to go well with the plan to enlarge the Mill Avenue District with the proposed Tempe Modern Streetcar system that is said to be coming down Ash Avenue. The streetcars will run very close to Encore and should be a great fit for the residents.

Plenty of changes are in store in downtown Tempe. If you are a student living in the area, remember not to push grandma out of the way during nickel beer night, she might whack you with her cane…

Name That Tempe Brew

Nick Bastian Tempe, AZ Real Estate Agent: Real Estate Agent in Tempe, AZ

Incase you haven’t heard, it’s beer week in Arizona. As part of beer week, there just happens to be a bunch of fun beer stuff going on.

Some of the participants in all of the craziness are the beer drinkers at Dave’s Electric Brewpub. Dave’s has a new brew coming out soon and it is brewed right here in Tempe. This is a classic IPA and is a similar recipe to the current Industrial Pale Ale they sell but with a higher alcohol content and higher hop content. Even though it isn’t completely ready for production, I got to try some recently with my friend, Mr. IPA, Jack Smith. Both Jack and I approve and look forward to when they begin serving it in the next few weeks.

There is just one problem… They haven’t named the new brew yet! That’s where you come in. Dave’s is having a “name that beer” contest. It’s easy to win, just pick the best name! See the video for details or check out the information below.

To enter the Dave’s Electric Brew contest: Just leave a comment at RailLife.com or send your ideas via Twitter, Facebook, the Dave’s Electric website or tell the bartender (who will have a clipboard with list).

Prize: Winner will get a $25 gift certificate, t-shirt and pint glass

When: Open for entries Monday 2/14. Submissions due Monday 2/28. Decision will be made by Friday 3/4.

Contest rules: Must be 21 years or over. No limit on number of name entries. Prize will be available for winner at the brewpub.

Dave’s Electric brewpub is located at 502 S. College Ave. in Tempe, just south of the light rail station at Veterans Way and College. ( Sun Devil Station )

Big thanks to my friend, Christina Cenzano for giving me a sneak peak ( and taste ) of the new IPA coming to Dave’s!

Don’t forget to vote for the name of the new IPA! Leave a comment on the Dave’s Electric “Name That Brew” post or visit one of their above mentioned accounts. Sorry, comments left here are appreciated but are NOT entered into the contest.

Since today is Saturday, February 19th, you can also join the big kickoff celebration at the 2011 Arizona Strong Beer Festival which will be held at Steele Indian School Park. Yep, Arizona Beer Week is a statewide celebration of strong and craft beer that includes participants from Flagstaff, Sedona, Prescott, Tucson, Bisbee and every brew-loving spot in between.

Apparently, we love beer around here! If you are in that crowd, check out this list of beers for the festivities. Can you say “kid in a candy store?” :)

The easiest way to way to get to the AZ Strong Beer Festival is probably to hop on the METRO and ride the light rail to the Indian School station. The map below shows the light rail line and highlights a few of our favorite places along the line where you can grab a brew before or after the festival ( or just about any time ). See the “ray of sunshine” on the map that is Steele Indian School Park.
