Today I was asked a question via email that I thought would be a good topic for an AR Blog post. The question was: "I have found a home I would like to purchase in tonopah. It's a manufactured home that has a shared well and is missing a bit of flooring. Does the USDA program allow for this type of home to be financed?"

So here is the correct answer to anybody that may want to know the answer to this question: USDA will only allow financing on a Manufactured Home if the borrower already owns the property and is buying a brand new manufactured home. So, in the case above, we would recommend FHA financing be used because FHA will allow for manufactured homes. It is different from the USDA product because USDA will not have monthly Mortgage Insurance, USDA allows for $0 down payment, and USDA will allow for 102% Combined Loan to Value. With FHA, a 3.5% down payment would be required. Also, and engineer certification would be required and you'd have to find a servicer that would service the loan. (I would use US Bank in that scenario.) The flooring may be a problem, but that would be at the discretion of the FHA appraiser. He/She would have to determine if there was a safety concern.

So if USDA is the type of loan that you want, then you may want to look away from the manufactured homes and look more for a Single Family Detached home. And then there's always FHA loans that can be considered if owning a manufactured home is necessary.
