When I saw this note that my little 5 year old wrote to her friend, my heart just melted. I remembered that pretty soon, she will be like her seven year old sister and I won't get to read notes written like this anymore. I also realized that only a Mommy who speaks Kindergarten would know exactly what this says. Then....of course....it reminded me of how this quality applies to real estate.
Sometimes I think that my ability to "speak Kindergarten" and read between the lines and look beyond what my clients have put down on paper is what really makes me a better Queen Creek Real Estate Agent. When your buyer rattles off their list of wants and needs, do you stick to it like glue...or do you dig deeper and ask more questions to find out what is REALLY the most important to them? How many times do you have a client that calls you on a listing that they found on another agent's site? You didn't send it to them because it strayed from the 'list' that they provided you when you initially discussed their wants and needs.
Well, when a client finds a listing that I didn't send them, I feel like I haven't quite done my job. As a Queen Creek Real Estate Agent, I want to be the one to help find my client their next home, not just be the middle man! In this day and age of the internet, sometimes we, as agents, get a little lazy when it comes to providing our clients with total service.
When a buyer says they need a 3 Car Garage, do you find out why? Do they truly need it, or would a 2 Car with a shed in the back and an RV gate on the side be adequate? Their next home purchase is not just a closing or a list of checkboxes in your local MLS....it is their next HOME.

Watch out for Rattlesnakes
Spring is just around the corner. This year it arrives on March 20th. So I guess that means technically it is still winter. But you couldn't tell it by our beautiful Sonoran Desert in Phoenix, Arizona weather. 
We are not the only ones to enjoy the warmth of the sun. In fact this is the time of year that all the little critters start to come out of the holes and bask in the sun. I don't worry about most of the critters, but the Rattlesnakes, now that is a different story. Rattlesnakes like to lay in the sun in the early morning and late afternoon. It helps to warm up that cold blood. That is also the time that most of us like to take our walks.

If you enjoy hicking, walking and exploring our beatiful Sonoran Desert, then you need to keep your eyes open. Not just for you, but your pets as well. Dogs and outdoor cats seem to be very curious of these noisey little creatures. The sound of the rattle seems to really intrigue them. And that is where they get in trouble. If your best buddy comes home with a swollen face or paw, run them right to Vet. This could be a matter of life and death.

Spring is in the air and that means baseball in the Scottsdale area as well as wildflower season.
Wildflowers, but we live in the desert. Yes, Scottsdale, Arizona is located in the desert southwest, but every spring the desert comes alive with a multitude of beautiful wildflowers that is like a colorful rainbow surrounding our vibrant city not to mention it is fantastic time to get out and do a little hiking and enjoy all that the desert has to offer.

In order to really take full advantage of the lush desert beauty, one must get off the beaten path and do a little exploring to really be overcome with the shimmery hues of natural desert flowers that bloom each spring. Flowers such as poppies, globemallow, lupine and the sultry crimson chuparosa are all readily available to see during this time. Our desert wildflowers only bloom between March and early April and then the temperature starts to get too warm for them and they die off.

Just north of the Scottsdale about 90 minutes away is Sedona’s Eagle’s Nest Trail. This is an ideal spot to get away from the city and take a nice 5 mile hike along the trail that leads to the big rock vistas and Cathedral Rock. The park also offers free guided tours and the cost for entry is only $10.00 per vehicle.
Go east of the city about the same distance and you can visit Boyce Thompson Aboretum. This is a great place to discover the intricate beauty and many faces of Arizona's oldest and largest botanical garden. Featured are plants from the world's deserts, towering trees, captivating cacti, sheer mountain cliffs, a streamside forest, panoramic vistas, many natural habitats with varied wildlife, a desert lake, a hidden canyon, specialty gardens and more.

If you want to go south towards Tucson, I would recommend you drive to Picacho Peak State Park. Again about an hour’s drive south of the city, you hike the trails that wind up the peak and overlook a sea of wildflowers. The park and surrounding area are known for its unique geological significance, outstanding and varied desert growth, and historical importance. The unique shape has been used as a landmark by travelers since prehistoric times. One of the first recordings was in the 1700s by the Anza Expedition as it passed through the area.

With ideal weather this time of year and the beautiful array of spring time colors throughout the desert, take the time and enjoy the desert wildflowers and other natural treasures we get to enjoy here in Scottsdale Arizona.

Assistant/Transaction Coordinator Needed for a Busy, Full Time RE Team 
Duties include:
· Assist with the marketing of properties in the MLS & on various websites
· Complete Comparative Market Valuations/Broker Price Opinions (BPOs)
· Data entry with the ability to type 40+WPM
· Complete file & transaction management
· Follow up with lenders, buyers, sellers and title companies
· Manage lockboxes/signs/supplies
· Scheduling/calendar management, answering incoming phone calls. Check messages regularly & return phone calls.
· Short Sale Processing:
· Evaluate hardship and financials for short sale feasibility.
· Submit short sale package to the banks.
· Follow short sale process to completion.
· Update with file status and provide weekly office updates.
· Negotiate with banks to accept offer.
· Call banks at least 2 times or more per week per file.
· Communicate with both Realtors and client on the file as to the status without being told to do so.
The best candidate for this position will possess the following characteristics:
· Real Estate License and common knowledge of real estate & mortgage terminology
· Motivated and ability to work independently and efficiently.
· Prior administrative skills. Must know how to use Zipforms, FlexMLS, Word, Publisher & Excel. Quicken & Docusign knowlege a +.
· Must know how to be professional when conducting business.
· Must be very proactive and hardworking, often without instruction.
· Must be focused with the ability to follow up and work with little supervision.
· Must be detail oriented & ORGANIZED as I am NOT (organized).
· Must show initiative and pride in his/her work
· Must be able to multi-task. A definite must!
· Must be a quick learner, personable, have strong problem solving skills, be a self-starter and assertive.
· Must possess a strong ability to communicate effectively orally and in writing
· Must show initiative and pride in his/her work!
· Must be able to handle a NON structured day and work under pressure with strict deadlines
· Must be able to work out of my home and yours.....this is a VERY casual environment!

You will be an independent contractor. Hours are flexible and as business dictates. This position is technically part time, though there is always something you can do.
