This family friendly neighbourhood is sometimes known as the village in the mountains because of its architecture and its location on top of Sumas Mountain.
Here, tall evergreen trees stand along the streets and in the green spaces between developments.
Here, you can take a short stroll between developments on several walking trails. Many Auguston residents run, walk, hike and bike on the many man made trails in and around this community.
The Clayburn Creek Park and Trail are practically in your back yard. Mathers Park and Callaghan Park are a great place to take the children out for some playtime.
Serious golfers will rejoice in their proximity to the Ledgeview Golf Course.
This quiet neighbourhood makes this area a great place to raise a family or to enjoy your “empty nest” years in peace and comfort.
Homes in the Auguston development area are up to ten years old and have a Victorian appearance combined with Vancouver “style.”
Postage-stamp front yards meet a veranda to mostly two-story homes that hide spacious three to four-bedroom dwellings. A handful of homes in this area have basement suites.
Although far from the madding crowd, Auguston is still close to many conveniences. At present, Auguston Parkway receives regular bus service through BCTransit (route 15 – Auguston).
Those with school-aged children will be pleased to discover that they are close to Auguston Traditional School, one of our best-rated schools in the Abbotsford area.
In the Auguston development, there are a number of town homes, which were built in 2007. These three-level, three bedroom units are part of the Sage neighbourhood and range in size from 1300 to 1600 sq. feet.
Single family dwellings in the Auguston area were built within the past ten years. These homes tend to be two-story homes, and are about 2990 sq ft. in size on average.

We have really enjoyed a few days of sun in the Lower Mainland over the last week. The days where the sun has come out have been few and far between.
My husband is from New Zealand and we lived in Wellington, NZ for almost eight years. One of the biggest differences is how our fellow Canadians will take advantage of each and every sunny day and weekend, as they are few and far between. When you think about it, there may be as little as 8-12 beautiful weekends this year that we can really take advantage of.
We love living in Canada and have been back here now since 2005! We live in Abbotsford BC in the heart of the Fraser Valley and we have made so many wonderful connections with friends and family.
Friday of last week was such a gorgeous day I just couldn't resist and had to get out in the garden and try my absolute best to get a picture of a fern or in NZ a Koru... the fern is a national symbol in NZ and I have always enjoyed taking pictures in the garden.
As a REALTOR® I know how important it is to take great photos.
I'm passionate about Real Estate, and hire a professional photographer to take the photos of all our our listings along with a virtual tour. Presentation of all our listings is a priority in the marketing and sale of every home and property.
As you can see photography is a hobby for me, it is rare to get an afternoon home with my boys on a weekday!!!
Although these aren't typical Real Estate photos they do show our great outdoors, and the natural beauty that is Abbotsford, BC.
Living in the Fraser Valley we are so close to many hiking and biking trails, our family is extremely active and we really enjoy outdoor activities. Our boys are found any given day playing in the backyard where we live in Auguston a community of East Abbotsford, BC. Our neighbours on either side of us have all chosen not to fence so the boys, along with their friends, have an acre to enjoy, with three trampolines, a sandbox and as you can see a treehouse.
These beautiful Greenbelt lots in East Abbotsford have a southern exposure and are so hot in the Summer. We are blessed with large trees in the back that offer shade for the kids and animals (Pepper is our cat, above) during the summer days!
The greenbelt has trails made by the neighbour boys, all the way down to the creek.
There's nothing like a beautiful Spring Day, hope you enjoyed the pictures.
Wishing you all a Happy Spring, all the best.
